The in room sauna was nice, it was nice and clean and the breakfast was exceptional.

The room door lock could be adjusted.

We stayed 2 times at this hotel and we did like it. It's so close to skyline. Staff its very kind and polite, breakfast it's delicious, we had dinner also and we did like it.

Great hotel, very helpful staff, nice cozy room vie beautiful views and excellent breakfast!! 100% recommend!

Family that owns this business are actually working there and welcoming guests. They are so caring and kind and happy to assist you with whatever you need. Great experience!

There is no kettle and a cup in a room to make ourselves tea in the morning :)

We enjoyed our stay in this hotel. It was our base camp for cross-country skiing in the Livigno tracks. The staff in this hotel was always smiling and we could feel the positive energy. The apartment was always super clean and warm. There were fewer parking spaces but still possible to park the car around the building. Breakfasts were fine. Variety of sweet pastries. Coffee was perfect - you are in Italy! :)

We missed at least boiled eggs for breakfast included in the price otherwise everything was fine.

The breakfast is outstanding, there are a great variety of cold cuts, cheese, freshly baked rolls, sweeties, corn flakes, etc. The room is comfortable, but not too large. Unfortunately our rooms were right under the restaurant so I could hear all the early wakers pulling their chairs at 7 a.m. The view on the valley from the window was magnificent at sunrise.

Lovely guesthouse in a beautiful area. The rooms were nicely laid out. There was a lift which is always handy. The breakfast was plentiful and very tasty. We would definitely return.

There was a sauna in our room and we liked it a lot , staff was gentle and dinner at their own restaurant was brilliant and there are some duty free shops if you want to buy something in front of the hotel

It was a underground room , if it’s on 1st or 2nd floor might be greater

Location was perfect. ..the mini bar was not very clean maybe need to change ..The rest was all good . The staff Also were nice

This is a gem of a hotel with exceptional staff! Davide went out of his way to help with anything we needed. Family run with an exceptional restaurant and amazing breakfast! Will definitely be back in the future!

The welcome and friendliness of the staff. Location on east side of Livigno. Dining room open reasonably late

Pillows on the bed were not the best for comfort.

We stayed here for one night but we wished we had stayed for longer. The hotel is in a lovely picturesque area near to Livigno where petrol is cheap being duty free. We had a balcony overlooking the valley and also had a 4 poster bed a fridge and a sauna in the room. Free parking and next to some duty free shops. The drive to livigno is about 10 minutes. The breakfast was amazing with fresh strawberries, raspberries, blackberries and warm croissants, cake and rolls. You could also order crepes for a reasonable price. Very friendly staff, no city tax.

Great place up in the hills above Livigno. Superb Mountain View’s. The staff were outstanding and so helpful. Will definitely be staying here again on our next trip to Italy.. cheers Davide.
