Pros +
- The view of park, balcony spectacular
- The location was good and the staff really friendly, there is some good effort visible, unfortunately not enough.
- Friendly staff, conveniently located between a beautiful park and the beach. The bed was comfortable, and the warm clean shower was excellent. Plus, my dog could stay for free, which was a huge bonus. I stayed in Viareggio for over three weeks, booking only the cheapest hotels on Booking.com, and this one was by far my favorite out of the three. As a solo traveler, I was pleasantly surprised to get a twin bed, which gave me extra comfort. Overall, very satisfied! I was here in January, so what can I say about the beach? It's a beach and there is Da Michele, one of the best pizzeria's in Italy, also I recommend Il sole mio and I Partenopei as my favorite pizzeria's in Viareggio and don't forget to go to Muraglione, one of the best spots in Viareggio, specially out of season, in the area of Moletto.
Cons -
- Everyone was very professional and great staff
- We got a really small room overlooking the AC machines on the wall and a messy yard, when we asked for a room overlooking the beautiful park across which was why we chose Villa Grazia, we were told they were full and we only saw one more family in the 16 rooms at the property. The room is really outdated, super small, no room for a suitcase anywhere, the bathroom is tiny, not clean enough, 20 cm from the bottom of the bed, so u can hear everything from the room and vice versa. The door to the room does not reach the floor fully so all the sounds are heard in the room and we were next to the elevator. Breakfast was 1 small croissant per person, 1 slice of bread, 1 coffee and some packed jam and nutella, 1 joghurt. No extra bed for our child plus there wouldn’t be any room for it.
- The location of the hotel is on a corner of a busy street. For late summer and beginning of Autumn the weather was still warm in the night time. Leaving the window open to allow the fresh air to circulate meant exposure to the constant late night traffic noise. Managed to sleep after a while but woke up around 4am to the sound of a vespa. Decided to close the window and fumbled for the remote control for the air conditioning. This was my saviour.Just a lack of any instruction on if you wanted to use the air conditioning unit as a solution to the general outside traffic noise and closing the bedroom window(s).

We've been coming for years to eat at the restaurant at least once a year during our vacation. On this occasion we were already staying in Viareggio at a different hotel and decided to extend our stay by another 24 hours to maximise the good weather, having escaped the recent bleak weather that had hit the Italian region of Emilia Romana. To stay at the other hotel an extra day, would have cost us an additional €500 or thereabouts. We decided to downgrade from a 4 star to a 2 star at a cost of around £67 for the one night.Basically, it's a budget hotel but clean and fine for the extra night and enjoying the late summer and move to the onset of Autumn.

Miserable!!!!
Apt itself was good, but it was 5th floor and no lift, if that was noted missed it. No tourist would be interested in area and it definitely is not beachfront, can’t get to water period
As editor of a fully independant travel magazine I stayed at this hotel during 2 nights. I was very pleased with all services. This is a hidden jewel in Viareggio, very close to the beach and the "lungo mare". 10/10
Near the sea and restaurants at main street.
Breakfest..it was only about sweets, no bred, no eggs, no cheese and ham...wasnt healthy :(
Good location, very close to the beach. Small market was close too.
Breakfast was always the same and no variations. Small selection only
the location was great and the staff so nice.
the bed was a little hard for me but ok for my husband
location
single bed and the fact that the bathroom was separated from the room, it was private but still, separated
Location
Terrible street noise. Poor old equipment. Small room and bathroom. Lousy breakfast.
It was very clean, the rooms were absolutely perfect for what you need in a beach location. very quite during the night but still only one street behind the restaurants, shops and bars. The owners were very friendly and helpful. We were pleasantly surprised for what we found at this price! The mattress and cushions were very nice to sleep in and the air-con was located in a way in the room that it wouldn’t blow directly on your head. It felt like someone had actually really taken some time to think about what a client needs. Also outside was a really cute terrace to sit if someone wanted to and they had a restaurant which looked delicious.
Everything was great!
Good location, near the beach, not so far from train station, grocery store and pizza place near. There is also restaurant down on the first floor. We didn't have a food, but it looks good.
We had a room that was quite small, but when you are spending just one night it's not a problem. Problem was a lot of noise from the outside. We had a room to the park, it was Friday night, and noise from people were until midnight. Noise from cars but mostly motorcycles was sometimes unbearable.Another bad point, but not for villa. But for City. We were on a train trip and wanted to spent a night near the sea, after visiting Pisa, but we were pretty disappointed, because you can go to the beach, only when you paid. We wanted just to go for a walk in the evening and it was strange. Luckily we found a spot when we were able to be there, but it was maybe 20min from here.In the morning, when we went to check out. There were anybody on reception, I had to find someone because we were leaving for a train. Maybe you just need to put a bell on reception desk for future. But the stay was good. Thank you.
Near center, beach. Many restorants and shops. Park...
Smell from bar outside-smoking
It's an old hotel but yet the bathrooms and walls have been refurbished and look like new, we stayed on a double room with private bathroom it was a bit tight but at the end was comfortable, Viareggio is very expensive I don't know why, so this was the best option price, quality, location, if you are in a budget this is the place to go and you will have a good time, they also have plans that include 2 meals, I didn't tried it but look very fresh and smelled delicious
The tv is tiny like a computer screen hahaha
The closeness to the beach and the park was perfect
To have a separate toilet
Breakfast was poor but all the rest was value for money
Thank you for storing the laggages safely while I looked for another hotel.
Nice location, close to the sea and the promenade. All in all a nice place, but nothing special honestly. Ok for the price paid.
amazing bed very comfortable bedroom!
amazing everything
