Pros +
- Unique location and lake views from the room.Nice little restaurant terrace on the water, good dinner meal.
- The venue immediately overtakes your expectations of what this hotel might be, set right next to the lake and a small ferry jetty. The view was thrilling and I threw the windows of my room wide open to a bracing breeze. But even the reality is a well-run accommodation that is clean and well maintained centred around a very good restaurant. What I chose in the restaurant was excellent so must assume that all options must be too! Breakfast was a good selection for all tastes.
- The location is exceptional. The terrace is one of the nicest on all of Lago d'Iseo, and the restaurant is really good. Probably as good as better-known restaurants nearby, and the situation--directly on the lakefront--can't be beat.
Cons -
- Bed mattress felt old and was not very comfortable. No A/C in the room and the temps were high @ 28C. Was able to have cooler air during the night but it also meant a lot of little flying bugs came into the room (no mosquitos though). The main disappointment was the inability of staff (there were two young women plus the owner / manager) to be friendly and warm to their customer… except for one of the young women… the other two hardly ever had direct eye contact, conversation was perfunctory, no smiles and no welcoming Buongiorno unless initiated by myself. I basically felt like I was just a stranger of little interest. Very surprising, as everywhere else I have stayed in Italy this trip, the staff have been very welcoming and friendly.
- A little quirky trying to find the hall and stair light switches on timers ... and you needed to constantly.
- Ok in October but no aircon might be a problem high summer - yes towels a bit thin and shower little cramped

Amazing view of the lake, nice breakfast and super clean room. Comfortable bed and very quiet.Overall great price / quality ratio.
Fantastic location- room right on lake- spectacular views- on boat terminal but not running when we stayed- end of season? Lovely gardens- staff very friendly and helpful- dining room good food -lovely setting and wines- peaceful location- lovely village and easy parking. Very happy!
Ok in October but no aircon might be a problem high summer - yes towels a bit thin and shower little cramped
Good selection of breakfast items i.e. yoghurt, cereals, fruits, bread, ham cheese.
Maybe toast bread
The location was unbelievable. The room was comfortable and it was definitely the best value for money in the area.
The lady working there was very unfriendly.
Great location, on site parking great food.
This hotel (which we have stayed at previously) is in a fantastic location with easy on-site parking. The rooms are lovely and the restaurant is also very good.We will return
AS ever the towels could be larger but that's just being picky.
The hotel is right on the lake so the view from the rooms (even those on the side) is awesome. In other reviews, people complained about the boats and the noise they make, but the noise level was very low even though there were some boats. The hotel decor is old, but it's well maintained and in general hotel is very clean. Parking is spacious, but they close the gates at midnight (sometimes earlier) so you'll have to call them to open the gate and the hotel's main door, which was OK.
Mostly what others already said: absence of air-conditioning! In the summer months can be very, very hot. The staff is not as rude as I read in other reviews, but there is definitely room for improvement. Once we broke the ice, they were really friendly.
The location was very nice. Parking area was fine
No air condition at the rooms. When the managing lady was present you did not feel welcome at all.
The location and the view were great! They let us leave the car at the property even after we checked out, which we really appreciated. The breakfast was nice and the restaurant offered some interesting local dishes with catch from the lake.
Great location and good staffThe restraunt was ok
With a temperatures in high 20's we had no cooling in room so we opened balcony doors. They had arranged a loud drunken football team party under our window till midnight. When asked they said it would stop at 11.00 and when I complained about the noise I was told the discomfort was my fault because I hadn't requested a quiet room. I am 70+ years old and had driven for hours to get to what we thought would be a quiet spot for a few days. Be careful with this place.
Hotel is literally on the shore of the lake. It was good to get up with the view of lake and mountains over the window. Good breakfast.
The location is outstanding. The restaurant was also pretty good as were the staff. Room had a balcony with a lake view so that was good. On-site parking is always a bonus !
Bit of a theme but the towels could have been bigger and thicker !
An amazing location.Right on the waters edge. The hotel, with wonderful views over the lake, is more or less integrated with the pier used by the lake passenger boats.Very convenient for round trips on the lake.Add a friendly staff, a good restaurant also serving local fish from the lake and a very helpful and efficient owner.
the hotel is in front of the pier.wonderful view of the lake
no lift
Convenient location. Great view from the room, daily cleaning in the room. Lovely restaurant Italian cuisine. Breakfast is classic, hearty, a large selection of products. Helpful hotel owners. Shady garden for relaxation with chairs and sunbeds, swimming in the lake.Bicycle rental, jetty for pleasure boats on the lake.
Given the lack of an elevator, a lift service is desirable - lowering luggage by hotel staff.
The view, staff, pier and garden.
No elevator, small room/bathroom and average breakfast.
The owner, Miranella, was so good & helpful to us, when we had problems with our car, she did not stop until we had the full help from the Rented Cars Company. Thank you so much, Dear Marinella.❤
