Pros +
- Parking was right off the road and convenient to the Citta. Breakfast was good for Americans.
- Small family run hotel within walking distance of the walked city. Includes breakfast which has a reasonable choice. The owner helped us store our bikes securely. Theres a lovely pool and garden area though it was a bit too cold for us to use. Its a reasonable place to stay for a fair price.
- Very close to San Gimignano. Good parking. Really pretty outside spaces with lots of variety of places to sit. Beautiful views from all these spaces. Overall a very good place to stay walking distance to San Gimignano. You can walk on a sidewalk to the town. It’s uphill, about 10 minutes walking slowly. The breakfast was very good—yogurts, cheese, sliced meat, pastries, packaged cookies & breads, fresh toast sandwiches and fresh bread and a small grill to toast the bread and sandwiches. The staff takes coffee orders and brings it to your table. The Air conditioning was not very cold; other reviews are accurate on that point. Shampoo/body wash envelopes and kettle and tea were provided in the room. There was also a small foldable clothes dryer (a hanging rack) in the bathroom and a refrigerator under the desk.
Cons -
- Just right.
- I had requested twin beds but the room was set up as a double bed. The owner said he would sort this out but he never did so one of us ended up sleeping on the sofa bed. The room was quite small.
- Limited bedding led to chilly nights.

Excellent location and very friendly staff.
Limited bedding led to chilly nights.
Proximity to the old city (walkable distance, but also had bus stop just outside) and small grocery store. Loved the pool!
Decor could use a refresher. You have to really plan around the bus/train schedules if you are going to stay in San Gimignano and we had planned to get all the way to Rome for a flight the following day (my error). We couldn’t actually stay the night because of this, so just enjoyed the facilities as a “day trip).
The location is good, the staff are very nice, clean, good breakfast, and the room is comfortable.
Third time here- location, location, location. Rooms are a bit on the small size, but we don’t mind because of all the other plusses! Beautiful grounds, free private parking, wonderful pool and view of countryside. Breakfasts are much better than average. Easy access to laundromat and San Gimignano!
Absolutely nothing. Staff are friendly if not particularly fluent in English. They do all they can to be helpful and they appreciate returning guests.
The stay was so good that we became friends with the owner, Francesco and his family..The rooms were kept clean and the linen changed regularly. We recommend the hotel very highly.

The hotel is in a very convenient location, only 10 minutes walk from the centre of San Gimignano. The room was spacious, the bed comfortable and everything super clean. The family are very warm and welcoming, happy to give advice on things to do and see. Absolutely recommended!
Very close to the castle. It is gorgeous and has great view
The breakfast is too simple. The staff seems very mean when we asked for more croissant
Good location, very nice grounds and view
Our Room was very small. Hard to navigate with 2 suitcases and a little dated.
Short 5 minute walk to town, beautiful location overlooking the valley and Tuscan countryside! Although it was too cool for swimming in the large pool, we sat on the pool deck with a glass of wine and took in the view! Nice little grocery/deli a couple blocks up where we picked up water and other essentials on our way back from town. Beds were comfy and the breakfast spread was very nice. Peaceful quiet setting away from the crowds of downtown San Gimignano!
location, cleanliness, ambience, cooperation of the staff, very close to bus stand to walk.Great property to have a Tuscany feel.
location from the main centre is 1km, if you don't have your own vehicle, very difficult to Commute with kids. bus frequency is very less and doesnot match with train timings.less sound proofing in rooms.breakfast was there but limited.
Excellent location and outdoor pool. Great parking space
Provide kettle and cups in the room but no coffee or tea.
Great location, 5-10mins walking from town. Lots of off street parking. Pool. Room was big and clean, air conditioning was not too loud or intrusive and kept room nicely cool overnight.
Decoration is a bit old fashioned. Breakfast was OK.
Location was brilliant. Parking fantastic.
The hotel is tired and in need of renovation. The breakfast - kept having to ask for basic things that weren't available - had to ask for milk 4 times, for example.
Easy 10 minute walk to old city. The room was clean and looked according to photos. The staff is kind but don’t speak english so if you need anything more demanding it could be challenging.
Our room was the closest to road so if you have light sleep the traffic could wake you up.
We loved our stay here. The family was very hospitable and the location was so easy o walk to town. Especially we loved laying by the pool during the heat of the day and avoiding the crowds in town. Also breakfast is extensive! Would definitely stay again.
The Villa Belvedere location is great and is about a 10 minute walk from the San Gimignano center. We enjoyed being outside the busier center and to enjoy the grounds, the very nice pool and the incredible view from the hotel. The staff was very helpful. They gave us a lot of support in moving our kids to a bigger room, with directions around the town, with food options and with helping arrange a transfer to the Poggibonsi train station (which is cheaper than 6 people on the bus!). We look forward to staying here again when visiting San Gimignano in the future!
The hotel is easy to get around and the location is great! The only issue at all is the rooms are smaller than we anticipated, but the staff helped us get situated comfortably. We would highly recommend the Villa Belvedere.
Location and views of the property are amazing. 10 mins walk to the old town of San Gimignano makes this hotel the best choice for those who travel with car and want to stay close to the city center. The owner family are nice and available to help.
Breakfast is very poor and needs some improvement. The leftover melon from yesterday was brought to the table the next day. Even the water they bring in teapot for tea is not hot.
