Pros +
- Best value for money! They welcomed us perfectly, the spa was perfect, rooms perfect and dinner perfect! Will definitely come back.
- The hotel is very spacious, extremely clean, and overall a fun and relaxing place to stay. The staff were incredibly attentive and helpful with everything we needed. The rooms were spotless, the massage we had was amazing, and the wellness area with the large heated jacuzzi-pool was perfect. The outdoor pool is also beautiful. The highlight of our stay was definitely the hotel restaurant! the food was the most delicious we had on our trip
- The hotel is new and nice.A positive impression was that I needed to use the laundry service, and I was told it would be free of charge by the hotel.
Cons -
- Honestly, there wasn’t anything we didn’t like. Everything exceeded our expectations.
- The food in the restaurant is not tasty, and unfortunately you don’t have much choice in the city where to eat. A negative point is that twice they charged our room by mistake – once for a massage that wasn’t ours, and upon check-out for two beers that we had already paid for to the waiter the previous evening. There are no mosquito screens on the windows, and the place is full of mosquitoes. The central air conditioning makes a constant loud noise.
- Only suggestion I have would be to increase the WiFi strength in some areas.

Amazing facilities and great value for money. Staff were very helpful and the food was great. Would have liked to seen more Tuscan dishes on the menu but overall an amazing experience, just what we needed after the stresses of Rome
Only suggestion I have would be to increase the WiFi strength in some areas.
Great rooms, great Spa, open until late, location, breakfast just great! But most of all all staff were really welcoming and helpful. In one word- great!
We had incredible time at this hotel, very friendly staff, amazing food and cocktails, and beautiful room and facilities. Love to come back!
Everything, from the room the spa the pool, the service. The personel is super friendly and helpful as well. Breakfast is awesome and the restaurant has unique dishes.
A beautifully designed hotel with very friendly staff. Loved the indoor/outdoor pool!
Friendly people, amazing accommodations, breakfast was delicious, dinner was amazing, and services such as spa and massages made our vacation one of the best to remember!
Amazing interior design. Every small detail is perfect in this hotel. Super comfortable bed and great spa. Restaurant is also good! Definitely recommended for a stay!
Rare case when everything is perfect
People using the spa didn’t respect others and occupied all the seats with towels and bags. Maybe the hotel could advise clients to free up beds when they are not using them.
All good and very clean.
A really cute boutique hotel, in a beautiful and quiet small Italian town. Spacious rooms, tastefully decorated. Very helpful and pleasant staff. We would like to especially praise Florenzo. We must return!
Beautiful rooms, extremely friendly staff. Even provided a dog bed and a water bowl for our dog.
Everything was perfect
We were lucky enough to have stayed here for 5 nights. We booked the suite with spa bath and the photos online really don’t do the room justice, it was incredible. So wonderful to have so much space, they had also thought of everything you could possibly need. The staff were all incredibly warm and kind and genuinely cared about making your stay as comfortable as possible. Special thanks to the amazing reception team.We used the spa in the evening and were lucky to have it to ourselves, it was a lovely space. Great steam, sauna and large jacuzzi. The gym had enough equipment to be able to do a decent workout as well. The restaurant was a truly wonderful experience. The chef has created the most divine dishes and we enjoyed every single course that appeared before us! The waiter / sommelier was also the perfect level of attentive, they have hired exceptional people. We also enjoyed the bar snacks one evening, well worth having, the chicken is one of the best I’ve ever had. Finally, one of the most dog friendly hotels we have ever stayed in. Little bowl and bed ready for our dog in the room and they asked after her every time they saw us. We can’t wait to come back again.
The staff….nothing was too much trouble, they were absolutely lovely and so friendly. The Hotel Manager and chap on reception were so helpful and attentive. The property is stunning, extremely tasteful, calming and comfortable. It was spotlessly clean and always smelt lovely. A special mention must go to the morning staff who oversee your every need at breakfast and whilst we didn’t get his name, the chap who did most mornings was absolutely fabulous….friendly, approachable and always smiling. He brightened our stay.
Nothing….its perfect. There was nothing really to do in the surrounding area apart from walk / admire the scenery, but that’s perfect if you just want to relax from it all.
The attention to detail is evident in every aspect of Via Roma 33: the property, the checkin experience, the cleanliness, everything in the room, the spa and the breakfast. Everything was absolutely perfect! Staff were friendly, courteous and attentive to our needs.Stia is a friendly little town with nice restaurants and bars, and plenty to explore.Let yourself be pampered… Loved it!
Everything. The hotel is just gorgeous. A combination of modern design and classic. The breakfast selection was not the best but everything was prepared very tasty.
The room was extremely cold. The manager was helpful but he told us they were unable to turn on the heating until the 15th of October.
Design of this hotel is absolutely exceptional ?. The personnel is so nice and helpful. Breakfasts are so delicious. The location is nice however 2h should be considered to every interesting place / city.
Everything was so nice!
Via Roma 33 is a truly unique place to stay, in every way! The hotel is located in Stia/Pratovecchio, a lovely, authentic small town which, for us, was a perfect base to make day trips to Florence, Siena, Luca, or Arezzo. Arezzo, an hour's drive, is worth the visit. We loved the modern, spacious room with touch panels for lights instead of switches. Also, the curtains open automatically when you enter the room—a nice touch! The bed is firm and very comfortable, which we like. Everything in the hotel is ultra-clean and smells delicious. We ate almost every night at their restaurant Kaymà, which is a true treat, but if you want something else, there are some nice restaurants within walking distance. We liked L'Ospitale dei Brilli too, for example, which is a 5-minute walk away and overlooks the water. Via Rome 33 is an experience. We honestly felt we had found a home away from home and had trouble leaving because we felt so welcome. The people and friendliness of the staff made the experience full circle. Thanks so much for everything, Sofia, Gabriele, Ilaria, James, Sorybel (!), and the rest of the team. We miss you already and will come back for sure!
This is a stunning boutique hotel. It is modern and clean and we felt like we were in a luxury hotel. The staff were SO friendly and accommodating, some of the best staff I've ever encountered at a hotel. We would definitely come back here if we were in the area.
The food options during the day weren't great, there were times we couldn't get anything to eat or the menu choices were limited. Apart from that, nothing.
