    Pros +

    • The property was update, clean and lots of space. Rooms were so pretty and bathroom large. Outside patio over looked the ocean so you could enjoy the view from your room.
    • Having the sea view from the room was what made it so perfect. Also, having dinner and breakfast in the restaurant is a MUST. Awesome food and service with the most beautiful views!
    • at the sea location, great for swimming if you don’t mind small motor boats coming nearby from time to time. the upper suit room had privacy, great terrace with sea view and modern clean bathroom

    Cons -

    • My rooms was under the restaurant so you could hear the chairs moving on the floor until late in the evening. We had kids with us who were trying to sleep.
    • the suit was a bit narrow and had too basic furniture. restaurant staff was mostly not friendly, the food quality for breakfast and dinner was mediocre
    • The restaurant and the staff in the restaurant and the bar. Horrible waiting times in the restaurant. The first night we decided to dinner there and waited 30 minutes the menu. The food took a while as well - also it was nothing special for the price tag. Another problem for me is that they close the restaurant after 10:00, which means that even if you want to order some snack/avocado you will have to go to the bar which is not fully operational at that time. In that scenario everyone around are acting like it's your fault that you did not visit breakfast and should feel bad about it. In that instance we sat on one table and the waiter asked us to change as this one was setup for "dinner" (at 10:30AM?!). Of course English not at the level you would expect as well - I just told them about my allergies and 10 minutes later they gave me dish with shrimps in it. I'd really like to think this was a mistake due to the fact they are not speaking English well.

Hit and miss. Location is good, room was great. We had a little garden with a sea view - really appealing. Unfortunately everything else was on the miss side. Especially the personnel and the muddy pool.

Great location and price for this time of the year.

Staff seemed a little cold but this may just be due to the off session

Beautiful location, clean and a great outdoor area.

Our room was quite small and didn’t reflect the pictures but it was clean and comfortable.

Beautiful garden and pool that is directly above the sea with easy access for swimming

The location, the sea access, the facilities within the hotel like bars, restaurants.

The stuff was over busy and this affected the service quality

We stayed 4 nights and wished we had extended for longer. Customer service at the front desk, beach bar and breakfast (particularly the young female servers) was efficient and all staff served with a smile. Loungers are reserved for your stay so no need to put towels down etc. plenty of loungers available. Adequate pool for younger kids and nice access to the sea. Lunch at the beach bar was fresh and came with excellent service. The best of all was the housekeeping. The ladies were so quick and the room was well kept twice a day. There is a shuttle service from 8.30pm and takes you into Porto Ercole, Porto Santo Stephano and Orbetello. We are used to staying at 5 star hotels with some big brand names and have to say we really really enjoyed our stay at Villa Domizia.

The staff was incredibly professional and wore many hats as this is a boutique hotel. The breakfast and coffee in the mornings were perfect.

Our room was a bit smaller than expected, but the patio and view were great. We were traveling with kids in our group and several times were asked to be quiet, even though they weren't being excessively loud or it being after hours.

I had no expiations but hotel was very nice, clean and well maintained. The environment was relaxing and staff was friendly and attentive.

We liked everything but to reach full score some modernisation needs to be carried out.

I loved the location. The view is just fantastic. You can enjoy the ocean that is right next to the hotel, and there is also a nice pool. The rooms are well equipped, spacious and clean. I need to highlight on the beds, they were very comfortable. The breakfast was also good and tasty.

The staff was very rude, they were all looking down on me, feeling so important when they are all just simple workers. The servers that work in this hotel have no idea how to serve. There was one exception, a nice older receptionist that was really polite and friendly with us. Everyone else from the pool cleaner to the waiters in the hotel need to learn how to make guests feel welcomed.

A very comfortable hotel with 1A views and a great private access to the sea. Excellent breakfast with phenomenal views of the sea. Spectacular, would definitely come again!

Somber, stressed and not particularly friendly staff. Smiles hard to come by as is language other than Italian.

    10CathyPosted on: 4-22-2024

Beautiful view of the water out of our room and on our balcony! Staff was very helpful, showing us how everything worked. We ate dinner at the restaurant on location and it was delicious with fresh fish.

We didn’t have a car and nothing appeared to be in walking distance. Ok if you have a car or just want to relax at the property. Taxis do not sit at the train station so reservations are helpful. There is a number to call but we didn’t have cell service for that and don’t speak Italian.

Very welcoming, great staff who were very willing to assist and wanted to be there. Seriously good breakfast. Room was very clean, comfortable and bright.

The beach facing suites have a lovely view, the ones overlooking the inner courtyard no. The property has free parking available which is very convenient.

Several things need improving, especially if this is advertised as a 4 star property.1) Staff attitude and professionalism:- I originally booked a suite with private garden, but only found out it was not available after I checked into the room I was given instead. I did not appreciate that I wasn’t informed upfront or at the time of check in, up until I went back down to reception and asked explicitly why my room did not correspond to the one I had booked; in the end the room was okay but I had booked the garden suite for my dad who is not comfortable doing the stairs or taking the elevator as he is claustrophobic and 70+ years old. He also injured his hand getting into the elevator.- I messaged the property asking if I could move my booking to a day later, it was nice of them to accommodate the change but it also would have been nice to receive a message confirming there was availability before moving my reservation- one of the two rooms we booked faced the inner garden and was infested with red ants2) Service level especially at the restaurant- Restaurant service is extremely slow, food quality is low and waiting staff is not well trained; at breakfast hot drinks always arrived cold, waiters left our dirty plates lying around unattended. We also thought the breakfast buffet was very limited in choices, again not matching a 4-star hotel- We booked the Easter fixed menu for Sunday lunch, food quality was generally poor and we waited 40 minutes before receiving the welcome plate; we waited approximately 30 minutes between each course and in total the lunch took 3.5 hours. The restaurant was fully booked and they clearly struggled to serve all customers; on the plus side, they were very nice in accommodating the request to serve a different meal to my 9 year old meal. Overall we thought the price of 65 euro charged per head was extremely high compared to food and service quality.

Location with the views were stunning. Parking was easy and included. Bed was comfortable. Bathroom nice. But it just didn’t offer the wow factor that it should have for the price. The main issue was a worn and tired building. Breakfast okay. Hard for vegetarian which I understand. But staff was unwelcoming and rude. Especially the man at the breakfast area on Sunday 22 October. He acted like it was an inconvenience to him to make a latte. I was very surprised by the service and I’m not a ‘fussy’ guest!

Overall needs a good touch of TLC. Nicer staff. Price is too high for what we received.
