- Love everything about the hotel. It's located close to key attractions on the street in the middle level of the hills. Easy to walk up and down. Staff are very helpful. The street can be noisy during daytime but turns quiet and peaceful in the evening.
- Location couldn't be better. Clean, warm, inviting space and bonus sitting areas throughout!
- Staff was outstanding, Fabio, Celia, Juliano were friendly and very helpful making great suggestions and dinner reservations at great restaurants.
Cons -
- Everyone and Everything exceeded expectations.
- The bathroom had a step up to get in … shower was a bit type
- Staff at reception was poorly informed about Assisi , their attitude was not the kindest. In contrast to the lady at breakfast, who was very kind, with a nice attitude towards tourists.

It was at close proximity to the church and all other locations, very well maintained and clean property! The staff was amazing.

This is a great little hotel in a great location. Our room was HUGE - so much space to spread out which is always nice when you're on a lengthy trip and want a little space. Everything was clean and staff was friendly. Our windows opened up right to the street which was fun.
Breakfast options were a little light, especially in comparison to our other locations in Italy (all small boutique hotels). Perfect excuse for a Rocciata at a local cafe.
This room has a gorgeous view of the Assisi valley. I appreciate the hotel’s arrangement.
I was given a disabled room which has a very high toilet seat(a bit too high for 5’2 person). Its toilet bowl is of U shape at the front which allowed flushing water escaped thru the u hole. That creates some dirty water splashed onto the toilet floor and some splashed onto the user even the seat cover was down. Both my husband and I had received the escaped splashed out water. I mentioned to the receptionist when I checked out but he said all toilets were like that in all the rooms. Disabled room had a higher toilet seat. I think he didn’t get my point of the U shape issue. The exhaust fan in the bathroom made a loud screeching sound in the middle of the night when I turned on the light switch ( they share the same switch). During daytime it was fine, but not at night. Mostly it was the shower moisture trapped in the fan.
Location was perfect. So easy to get from there to anywhere else we wanted to go in Assisi. The staff was very friendly, and everyone went out of their way to help us have a great stay.
Being in our room involved lots of steps, which made us a little uneasy. Five steps down, and then another five steps just to get in the room. Another step down, which we hadn't been warned about, right inside the door.
Beautiful building, excellent rooms, lovely breakfast and breakfast room, so close to the BasilicaStaff so helpful
The staff is very accommodating. The room was clean very modest, but it’s a very old city and I didn’t expect much. I would say the biggest problem is arriving with a car, dropping off your luggage, bringing the car back to a long hike and then coming back to the actual hotel it’s just how the city is built. Other than that, it was in a great location.
Basically, if you’re coming by car, it can be very confusing and time-consuming
The location was fantastic and the overall feel of the hotel was wonderful.
The room was ridiculously tiny as were the beds. My feet literally dangled off the edge. The beds were also just uncomfortable. Lastly, the breakfast was a bit sub-par. BC of all of this, we checked out a day early.
Breakfast was great and location can't be beat for Assisi.
Getting there and navigating the narrow streets upon arrival was difficult and parking quite the challenge. They should be more explicit that they are directing you to a free public parking area that is not affiliated with the hotel.
Location was great and the breakfast was very good. Room was ample and well stoked.
Perfect location, the hotel is comfortable and in great condition. But most of all, the staff is excellent!
Quaint building. Great location for the basilica or town center. Clean facilities; helpful staff.
The hotel has three floors. To take luggage to the third floor, you need to take two elevators—one at either end of the building. We were on the top floor and I couldn’t use half of the room—the ceiling slopes down severely and I bumped my head on the ceiling several times. (I’m 6’ 2”)
The Rooms were spacious, clean and very comfortable. The staff went out of their way to help you. Would definitely stay again!!!
Great hotel.
The shampoo and liquid soap should be separate. The liquid dispenser is cumbersome to squeeze.
The hotel is in a very good located. Breakfast was not extensive, but good enough for me.
The bathroom, like many hotels did not have an outside window and the lighting could be better, especially for shaving. The hotel did not provide the use of a clothes iron, making it impossible to remove creases for clothes having being located in a suitcase for some time. This was disappointing, as I was there for a family wedding.
Good location, friendly and helpful staff
Really bad wifi, noisy from the plumbing and road, toilet would break a bit
