Pros +
- The breakfast was good. It included a variety of pastries. There was also meat to make sandwiches. There was an onsite restaurant that was very good for supper.
- Family run. Very friendly team, you might say you become part of the "family". Breakfast was abundant, especially with a large assortment of local cakes and confectionaries. One cannot miss the "Buon Giorno" from Liliana, her husband Giancarlo and Nonna Rosalba. Location is very close to St Francis Basilica. Ample free parking included. Room has all the essentials, including a small but nice bathroom. If you end up in the evening inside due to incline weather there is a good assortment of TV channels (sorry but most are in italian language).
- Everything. The hotel has a great location. You can walk up the hill to the Cathedral. It’s quite a steep walk so it for everyone, and take a flashlight if you’re doing it in the dark. The hotel has parking and there’s a very good restaurant behind it. The breakfast is delicious and varied with lots of home-made cakes and cookies. The owners live on site and are very friendly and helpful.
Cons -
- the room was a walk up the flight of stairs - not good for two seniors above 67 - and the location of the hotel does not indicate that it is 900 meters from the site Basilica of San Francesco in Assisi- and did not indicate 900 meters walk up the hilll
- The site advertises that it is on the bus route to St Francis of Assisi. This was not true. The hotel was not far from the Basilica, but the route was all uphill. The room was small with the side of the bed pushed up against the wall, but it met our needs
- Two drawbacks of which one of them is beyond the control of the management. First the WIFI is a bit on the low side but this is compensated as usually nowadays with 5G you still have connection if you need it. The second one is beyond the control of the management as the hotel is situated just below the Basilica but the 850m distance is quite a steep incline. On the bright side, all of Assisi is uphill.

It is a small Bed and Breakfast, good and with comfortable beds.
Price was a bit hight but in general the place was good
Close to Assisi. Large parking. Good room.
Not very friendly. Reception was a bit weird. Breakfast is mostly sweet baked cakes and so on. Might not be everyone’s preference; i would have preferred fresh bread
Staff were lovely . breakfast was v good.
the room was on a noisy street,.hotel is nice . There is a steep 20 min walk to town.
Excellent hotel for 2 star rating. Good and comfortable rooms. Very good breakfast. Location - just outside Assisi. Good Parking. Great Value.
The owners are very accommodating and care. The room was safe, clean, just what we needed. Beautiful location.
every time we come to Assisi, we stay here in this hotel, because the hotel is amazing. the location is amazing, safe parking, hotel owners are friendly, helpful people, spacious and clean rooms. amazing breakfast, there is a great restaurant in the courtyard of the hotel. everything is great!!!
Great location for visiting Assisi if you don't mind the climb uphill. Friendly family run hotel.
No frills place, but quite comfortable and clean. Breakfast was ok. Free parking, because the hotel is away from the city center - it is a 500 mts distance to the center but you have to walk a very steep hill.
Accommodating family and beautiful hotel. Plenty of room for rental car parking which is great since I can't imagine finding a spot within the city walls. The walk to the town entry is up a steep hill so I recommend walking up with empty water bottles and then filling up at one of the potable water fountains in town. We had an amazing time here!
Vicinity to Asissi
Too much road noise Mould in showerThin towelsLumpy pillows No lift so drag suitcases up stairs or leave them in the car.
We loved it!Super friendly hosts. Lovely rustic setting with great views. Beware walk to the centre which is up a slight hill so maybe not for everyone
The posted photos don’t do justice to this lovely place. Our room was so comfortable and modern. The hosts were all very hospitable. The restaurant on premise was perfect and the road outback that takes you directly atop Assisi felt private and safe; hardly any cars drove by. The included breakfast and secure-free parking are a huge bonus. You’ll love this property.
The room was clean.
The staff could not speak English so there was a communication breakdown. The breakfast was not worth the money. No kettle or microwave in the room and at times no hot water for showering.
Very nice and clean hotel with very nice staff and exceptional breakfast! It's located just under the hill where franciscan basilica is situated, so you can simply let your car on a hotel parking and go by a walk. We liked also option to buy some local products, especially olive oil (we didn't buy this time).
Entrance door needs some oil to stop make strange noises :)
Location, friendliness, cleanliness parking, breakfast
All was super!
Great breakfast and landlady v helpful. Excellent restaurant on site
It’s a bit out of town and down a v steep hill but this is a minor issue only for us.
