No hot food but perfectly fine choices of fruit/bread/delicious tarts/cakes cheese and cold cuts. Very clean rooms. Nice staff. Great location . Nice balcony with views.

. Tricky to reach with car for loading/ unloading. Then directed to public parking.

Disappointing stayThe heater was not working, making the room uncomfortable, especially in cold weather. The room was also very small. Additionally, there was a worm/insect in the ceiling area, located directly above our bed, which was very unpleasant and concerning, even though it did not make noise. Overall, this affected our comfort and sense of cleanliness.

Amazing views from the windows and balconies. Breakfast was also great.

Internet was out our entire stay.

What I didn’t like was that the bathroom door was a bit difficult to lock and open.

The breakfast buffet was perfect for us. We especially appreciated appreciated the muesli, yogurt, fruit, and fresh apple cake. The hostess was so kind and hospitable. The view of the valley below us was spectacular.We also had a great view of rooftops overlooking the valley below us from our bedroom balcony. The comfortable king-sized bed was wonderful.

Guests who may have mobility issues may need to request a room with access to an elevator.

The location is perfectly spaced between Basilica of St. Chiara and Basilica of St. Francis. It's also just about 2 minutes from the center of town. We had a room with an amazing panoramic view. Breakfast was amazing. Stay was very helpful and friendly.

Location is great. People hosting breakfast were very kind. Front desk was help.

We booked a basic twin room. It was tiny, not even room for a chair. The beds were awful. Like there was a sinkhole in the middle of the bed. The floor was not clean. Had to wipe off the dirt before going to bed. To eat breakfast outside and enjoy the view like pictures posted on the website - you have to fight off the pigeons. Maybe by booking a room with a view would be worth it? Picture posted with car and garbage was our view.

Location was the best. I didnt expect such a middle location to have such a view. Its in middle of everything! Nice day & night.The staff specially the lady ‘Maha’ was super friendly & helpful. She added alot to the joy of my stay.. thanks to her!

The location is excellent the best. I paid for a “room with a view” AKA superior double and wasn’t disappointed and the small balcony has a table and two chairs. The signora who looks after breakfast was lovely and kind and the breakfast is nice.

The bedroom was basic and was shabby, there was one plastic hanger on a rail and a mini refrigerator rendered useless as there was no socket to plug it into. The bathroom was dysfunctional and small and flooded when the shower was on. As I mentioned the view from my room was amazing l, but around twenty percent of the balcony was caked in bird poop and the glass panel separating the balcony from my neighbor also (there are a lot of doves). This is gross and unhygienic, it needs daily cleaning and the rooms some TLC because the potential is amazing.

We enjoyed the location of the hotel and view and balcony in our room very much:) The staff upon checking-in was very attentive.

The bed was not very comfortable. I strongly recommend new beds.

Small room; door was hard to open

Everything!!! Location was half way between the various Basilicas. The room was spacious and clean. The private balcony was amazing. It faced downhill and away from the busy streets. Staff was very helpful getting taxi. Easy come easy go.

Bed linens were cheap and not very soft and shower was very very small, although this was our first hotel in Italy and have since experienced both the small shower and hard bed linens as the norm throughout our journey across this country.

The top manager is very nice and professional. And he went extra miles to help us. There was very heave rain at the time we were ready to leaving the church to Train station, we were panicked and very worried, He called taxi and provide us several plans to help us avoided heaven rain. We got train station on time. I will have all my relatives come to this hotel when they visit Assis.

Location for this lovely hotel was perfect , close to the plazza and walking distance to Basilica . They had had a lift , and the view from our room was spectacular , we had a terrace too . Staff super nice also !

It’s not every day you get to stay in a medi evil town! It was like nothing I have experienced before (especially coming from Australia). The hotel was located very close to the town square. Breakfast was the standard Italian style breakfast however the coffee was just from a push button coffee machine rather than someone making it for you so never tastes as good. Room had a beautiful view! Would recommend.

The coffee from the machine tasted like it used powered milk.

Nice hotel, room is big enough. Our room was upgraded to a room with a balcony. There was a little fridge in the room, and a hairdryer. No coffee making facilities. The breakfast was in the restaurant next to the hotel. It has got a nice view. There were plenty of choices. The staff was helpful, we could leave our backpacks at the reception -when we arrived before the check-in and after the check-out as well.

Not enough plugs in the room.Pillows were really flat.
