The property is beautifully located. The rooms have a good view and is very close to train station.

The stairs are not very safe to climb down with a baby and the lift is very slow and inefficient. The staff was not very kind and we should not use the bath tub because it was missing the cork that they never fixed.

Nice staff family operation clean and functional rooms and solid for the rate paid and excellent location can walk everywhere in Frascati.

wifi was non usable in my room had to use the meeting room/breakfast area to get decent bandwidth. Other than that its a solid stay. If they upgraded their overall wifi in the rooms and bandwidth In would stay here every time. Its the only limitation which can be frustrating. More so as well as I only get 2-3 bars on my phone reception so hotel bandwidth becomes essential which is lacking here.

The bed in the room was very big and comfortable.Very close to the train station to be able to get to Rome.

The tea had coffee making facilities were poor. Paper cups to have tea and coffee in instead of ceramic or porcelain.The shower didn't allow for you to stand fully straight so you had to crouch under it to full rinse yourself off.WiFi reception for where we were situated was very poor.

Great location in the city centre. Clean room, spacious, with a very nice view, and very nice breakfast. The staff was very helpful and was able to book taxis for me and my colleagues whenever needed.

The Wi-Fi connection was poor, but besides that, it was great.

Lovely elegant spacious clean room with traditional furniture & high ceilings, nice bathroom, warm room, friendly & very helpful staff, nice breakfast, easy parking, good walking location to historic & delightfully historic Frascati with nice restaurants. Gave some very good recommendations of where to eat which was much appreciated.

Room was a corner room facing road - some traffic noise but was a Friday & then Saturday night. Probably would ask for a room not facing the main road next time & overlooking the pretty cobbled courtyard instead - which may have been much quieter. That said liked the elegant room we had and would stay in it again.

Very dirty room, bad shower, bad light system. Do not recommend and will not come back. Taxi service linked to hotel with stealing prices.

It was extremely cold in the room, water in the shower was also cold (little bit warm but not enough hot). Heating was not working in November at all.

The building was lovely; best bed and shower over our 28 days travel; immaculately clean and a perfect end to our holiday.

The villa itself is very beautiful and the location in Frascati is excellent. 5 minute walk and you’re right in the center. The staff are always polite and helpful. The room was big and the bed nice and comfortable

The rooms in the annex are a little outdated and could do with a refresh and the shower could do with being a bit bigger

The room was fantastic, with a bathtub and hydromassage option :D The only issue I had was the Wi-Fi, which didn't reach my room, and since I was travelling for work, that was a bit annoying. The staff and breakfast were amazing. The room is in a perfect location, close to Frascati center and still very quiet.

We were driving and wanted to visit Rome, but not have to drive into Rome. Frascati was a perfect place to go. The hotel is a 5 minute walk from the train station which has a regular service to Rome Termini. There is secure parking at the hotel.Frascati itself is an interesting place and has lots of good restaurants.

There was no food available in the evening.

The hotel is in a good location and parts of it are very nice.

First off, the parking situation was extremely stressful and very tight for a family vehicle of 6. Literally employees were screaming at each other. I parked in the same place I had other days, but told to move it again. I moved it and then was told to move it again. It was madness. Also, didn’t appreciate them putting us in a room with water damage/black mold growing in the closet, bathroom, and bedroom ceiling. The bathroom door wouldn’t close because of the structural damage. The second night, we asked for a new room and we moved. We pre-paid for the booking and then found out at checkout that we had to pay a departure fee of 72 Euros. Also, you cannot depend on the train to get to Rome. Very limited service and taxis to not want to drive down there. We had to beg a driver to bring us back and it cost a fortune.

The hotel breakfast was not at the level of a 4-star hotel, it was at the level of a hotel 2 estar or a guest house

We stayed at the hotel very last minute due to a work need during a holiday and it was the perfect stop off with amazing value for money.

Excellent location on the edge of Frascati centre. Beautiful buildings and lovely rooms. Parking available. Very helpful staff - particularly good at organising the limited parking so that everyone could fit in.

Rooftop bar looks lovely in photos but didn’t exist - big disappointment. Description says coffee house on site but all we found was the downstairs bar where we could get a morning coffee but nothing during the afternoon. Minor things in room - wobbly toilet seat, small patch of mould high on the bathroom wall.

The hotel was conveniently located with an easy walk to downtown. It was great to have parking also.

The air conditioner could have been a little stronger.
