Great breakfast.

The only thing is that the wifi didn't work the entire period I was there (just one night) and even my phone didn't get service in that area.

The property Is beautiful but remote, if you don’t have a car it’s a steep 30 min hike. Taxi service is unreliable at best. They need a shuttle service up and down to frascati 24/7

The front desk staff were amazing and friendly.The views were stunning especially when you take a corner room you will have best views.

No room service.If you go without your car it will be difficult and expensive to move around as the hotel is in a remote location.

Dinner wasn’t great. Steak had no flavour. Pasta was pretty good but not much meat.

Magnificent historical building, tastefully decorated with all necessary amenities. Gorgeous views of Rome below. Close enough to taxi into Rome and return to comfortable location away from the city.

It is a beautiful property. It is restored and well maintained villa. Beautiful views and the staff was very helpful.Breakfast was fantastic, they have a beautiful full buffet.The first day we were there we thought breakfast was until 10:30 however it is only until 10:00. We arrived around 10:05 and they had a closed sign in the dinning area but had not cleared breakfast. They were very accommodating and asked that we serve our selves but eat out of the restaurant so they could clean up. We were very appreciative of this gesture.

The hotel rooms were huge but had minimal furnishings.The beds were very firm for our taste.

stunning old villa on a hillside. fantastic views from the yard over the greater Rome area. decent breakfast.

Advertised on Booking.com as a "Room with a View", my window faced rooftops, an inside courtyard, and a nearby forest edge. According to the Hotel staff, they consider that a "room with a view". Internet connection was patchy at best and often did not work for hours at a time. Not reliable enough to do work from the hotel room. Location is great for view but without a car the hike is about 30 minutes from and to town. After 23h, a very treacherous hike up the main road is the only way to get back to the hotel on foot.

The design of the building is fantastically ancient. The room look nice.

No wifi available in the room. The door is stuck (rusty), AC doesn’t work properly. Hot water isn’t hot enough.

The location, the villa and the garden are simply stunning. Fanstastic view (the villa is on top of a hill in a flat landscape). The room was nice, large and clean. Wifi worked, there was a desk in the room.

I would have liked a kettle in the room and real glasses instead of plastic cups. The breakfast was OK, but not great.

This was simply the best accommodation so far on an extensive trip to Europe. Relaxing views over Rome without the humdrum. Beautiful gardens along with a grand old well maintained building.

You really do need your own transport/car as it is a little isolated from public transport.

Beautiful hotel and location. There was one older lady who was very nice, she is a good people reader and has a natural warmth about her.

The bed was very hard and uncomfortable. The pool was closed even though it’s only october and it’s still very warm in Italy. The pillows outside looked like they had not been washed in months. They had no driver and the taxi is almost non existent. The TV only had Italian channels, you can’t even connect to AirPlay. There was no food or snacks available unless it was breakfast/dinnertime. The only option was a toast that was tasteless with a side of chips that tasted like it had been laying in an open bag. There was trash everywhere around the grounds of the hotel. No lights on the road leading up to the hotel. Some of the staff seemed like they hated their life.

Lack of Wi-Fi in rooms and common areas. WhatsApp didn’t work as no internet so could not use to contact management. No real coffee at breakfast - only a broken machine and Americano.
