Grounds not well cared for. Stairs steep and banister wobbly.

Separate sleeping areas. And the beds were comfortable.

It was dark and dingy. Long over due for refurbishment. Cutlery was streaky. Inadequate cleaning supplies for pots. Was disappointed. Very basic, and no milk was given on arrival. Bath towel smelt like they had been washed with fatty tea towels. A lot of rubbish stacked behind the office unit. Not nice to sea from your unit. Was bareable for a 1 nite stay. Would not recommend as a good place to stay......?

V reasonable price. Tidy and friendly.Have stayed there before and will stay again.

It is a little bit dated but great price and clean and tidy.

The night we stayed it was a very hot night. A fan too keep cool would of be perfect

Bed was comfortable, unit was clean and had everything we needed. Location was just a short walk away from town centre. Good selection of DVDs to hire. Friendly reception.

Thin walls, could hear the people next to us teaching their young child where their elbow etc... was at midnight lol but all good otherwise

The Unit was a good size and much larger than I expected.Man at the reception was very friendly. The wifi was good and we managed to have 3 devices running at the same time with no concerns.

The unit was very dated and really in need of overdue maintenance. Beds were not the greatest to sleep on and the single in both the lounge and first room where more like hammocks than beds. I couldn't get the heat pump to work so after taking the front off to look at the filters they were completely blocked with dust so I had to try and clean those.From a safety point, there were no smoke alarms at all throughout the whole unit.

Master bedroom up-stairs in narrow room. No outlook or view. Bathroom very small.

The larchwood motel is in a great location with great walking tracks right nearby.

The place is dated and headed towards being run down and it just feels like the proprietors have given up on it. I have stayed in tired properties before and the owners often seem to make some effort to make up for it with a few extras and a welcoming approach. Here there wasn't even a bottle of milk, nor a nice traditional motel compendium with all the usual helpful information. Just a sheet of rules !.Even given our visit would be season peak I was expecting a bit more for the money

Great place for a stop over - small apartment but could easily fit our family of 4. Decor is dated but it was super clean. Good parking and location

The toilet was full of moths and fly away bugs which was freaking scary as we were not able to chase them out using a towel. Me and my 5 year old had to squeal every time we used the toilet cos they were everywhere, even in the toilet itself.Couldn't be bothered asking for another room as the long drive from Picton was tiring enough and we just went to sleep straight away.

greenery around the place. outside eating possible. (my place was on the evening sun side). double bed fine, location: a pleasant walk uphill to the hot springs, passing some interesting restaurants.

Nothing much!

Good location walking distance to pools and shops. Reasonably comfortable beds. Although we didn't use kitchen except for breakfast, there was a full stove/oven and fridge plus microwave- so would be good for longer stay.

Bathroom was very small not much room to move, but was clean and well supplied. Some small midges had flown in upstairs window and settled on pillows, which were a bit dirty.

Good

The iron blew up when my wife was ironing her top and gave her an electric shock not to mention a massive fright. Upon inspection we noticed the cord had been taped up. Very dangerous! Went and complained and although the owner apologized that was all that was done. It should of never been in the room in the first place.

It was somewhere to stay in Hanmer

Small room, surcharge from booking through booking.com (5%), the premises are tired and the room has some repairs with others still waiting - mould etc.

Friendly staff. Good location. Price was low.

The property is very tired and dated. I guess you get what you pay for. But cleanliness was the main issue. Rubbish under the beds. The stairs were full of dust. Also you are packed in to a small space. One single bed downstairs and a double and single upstairs - sounds ok in theory but the unit was very skinny so it was cramped. No room to pull the dining table out. Luckily the weather was fine and we weren’t in the unit much.

Location

The rooms were tired & in need of updating, however, the bed sheets & towels were clean. The walls were thin & could hear the neighbours. The owner could improve immensely on the property & put more effort in. Would not recommend.

Disappointing

Very run down - smaller rooms are very small and bathrooms are tiny

Lovely view of the hills from balcony. Loved hearing the native birds very peaceful

The location and size of family unit

Was dirty all though the unit, the reception was filthy. Not happy for nearly 300 a night.

Good value for our money. I love that it has a private outdoor area and complete cooking wares.

We can totally hear the noise from the other rooms on both sides.
