    Pros +

    • Aug 17 We loved the Location, host, staff. Cleanliness, Tony is a great host, it is height of turtle season that was a plus. Sunrise was beautiful. Food was excellent. Beach was great along with the guest. In town for diving I totally recommend it
    • On the beach and next to a cool bar.
    • Location is sublime. Beachfront apartments on the ground floor are fabulous and worth the money. Beach was well maintained, pool, clean, and lovely.

    Cons -

    • Possibly some more ceiling fans on the balcony or in the living area. But don¿t let that discourage you. Plenty of ocean and pool to get wet during the day or night:
    • No elevator No Bar Dirty shower drain Small room
    • Our price is increased twice. We booked 22 bedroom apartments, beachfront, and they didn’t have them, and what they substituted was more expensive. When we got there, the couple in the hotel room, hated it… Dark, damp, and no ocean view. They had an opening for a one bedroom, that our bill went up by more than $1000. I thought this was outrageous and felt ripped off. Rooftop deck is closed, adjoining restaurant only takes cash, and has poor food and many missing menu items. It is a terrible place to stay without a car, and taxi van arranged by the owner was absurdly expensive. We were able to negotiate much better rates for other dates, but again, felt ripped off.

The property is right on the beach, next to a little restaurant. It was absolutely perfect. There is a pool, communal area outside the pool which was great to play cards at during the evenings.

The little pool in the back felt like a little piece of heaven. Tony greeted us as we were getting out of the shuttle making arrival completely stress free. Beautiful accommodations and proximity to an excellent beach restaurant with vegan options…perfect vacation.

    Property was 100% perfect

The Villa was laid out nicely for our families needs. The beach is right outside the patio door, which was the perfect place to view the sunset with a morning cup of coffee. The villa was directly next to an amazing bar and restaurant which we absolutely loved!

Due to it being a beach front property, the living room was a little "slimy". Obviously this is not anyone's fault, just something we noticed. There wasn't anything else we didn't like!

Great laid back vibe, beach, room, balcony, location, service, bar next door - all wonderful.Drinking water provided in room, can make your own ice, beach towels provided.Food was excellent, from our 8-day Mexico vacation, my daughter rated their guacamole as #1.My daughter loved the beginner scuba diving experience - she wishes she had done it on our first day so she could have returned for more dives!!

Our door lock was a bit hard to operateThe access road is in need of repair but it added to the ambiance

Our stay was amazing, we had a room with an ocean view which was to die for, thanks Tony for the upgrade . The beach was beautiful.

We loved being right on the beach in an intimate setting with fabulous snorkelling just a few feet away.

The two buildings that contain all the units/rooms mirror one another and have kind of an old, rustic Mexico beachy vibe to them while at the same time have all your basic modern amenities inside and are clean. I really liked the look from outside and inside the rooms. The whole stay felt more authentic without sacrificing any amenities. The unit was great! It was more like a one bedroom apartment/beach condo. The bedroom had all that we really needed which was a comfy bed, nightstands on each side of the bed, adequate outlets, a closet with a few hangers, and a small desk/table with a chair. It also had a wall A/C unit in which we kept the bedroom door closed at all times and the room stayed nice and cool throughout our stay.Bathroom was a little small and nothing special but again provided all that we needed. Water pressure was great and there was plenty of hot water for showers so we were happy. The living room and deck were where we spent the majority of our time in the unit. Open floor plan with the kitchen flowing in to the living room. Plenty of space. We usually left the door to the deck as well as the front door open while we were there which created the most amazing constant breeze throughout the living room. Highly recommended. The deck was incredible. You are literally right on the beach and maybe 60 feet from the water. I miss it now just typing this. How could I not add a section for Tony and his excellent crew? Talk about service. Tony told us when we checked in, "Mi casa, es su casa," and they did not disappoint. If I had a question about anything he was happy to answer it. Something I really enjoyed about staying here is that you can place a food order and have it delivered to your room, the beach chairs, or to the pool area. It was so nice at times to not have to think about where to go for food or to have to drive anywhere. Eating a meal on our deck while looking out to the sea was super tranquil.

I know that Villas De Rosa couldn't really help this, but the amount of seaweed (just like in Tulum and pretty much everywhere in the region I imagine) was a little disappointing. However, we were able to find a tiny access point a good way down the beach in front of a resort where we finally were able to get in the water with avoiding the seaweed. Just need to pick a different time of year if we want to swim in the sea I guess. There were so many cool cenotes to explore nearby that we were not too affected by it. While having food at the resort was very convenient and fairly priced, the food was pretty average. Would love to see it get better before we make it back. I realize it's easier said than done. We were grateful to have the option and would order it again.

Very nice uncrowded beach. Outstanding beach bar and grill right next door. Fabulous room arrangement: roomy balcony facing the sea > roomy living room > spacious raised dining/kitchen > bathroom and bedroom. Good AC in bedroom, with good through draft elsewhere. Fully equipped kitchen with large drinking-water dispenser. Tap water chlorinated for some safety but not tasty. Just a very comfortable condo unit. Great view east over the beach and ocean. We watched sunrise from our balcony every day. Full bathroom with counter space and shower. Shower temperature a bit difficult to adjust, but doable. Full bathroom with counter space and shower. Shower temperature a bit difficult to adjust, but doable.

As elsewhere in Yucatan, you were asked not to put used toilet paper in toilet, but in covered trash container next to it. We have encountered this in other parts of the world and got used to it. But toilet had easy to use bidet feature for rinsing. Dirt road to this and other neighbouring resorts was very rough. Drive slowly and choose the smoothest side of the road.

Fantastic value for money location. Dated charm of the hotel hugely attractive. Situated on the beach on a beautiful stretch of coastline. Host Tony a total delight. Coffee and fresh water included.

The potholed track to reach location but not the fault of the property. A Mexican inevitability.

The beach location is the best feature of this hotel, it's truly stunning. At the time of my stay the beach was completely clean and free of any sargassum. The hotel also has a nice little pool area, a beach bar and room service. Friendly staff and good wifi, parking right in front of the building.

.The apartment was tired and in need of an update. The kitchen appliances are outdated and rusty in places. Also, although kept superficially clean, there is a sticky film of sheer age on the furniture surfaces and countertops which normal cleaning won't remove.  Old airconditioning machines outside the room and the old tired refrigerator inside it made lots of noise. All in all inconsistent with the price category ñ

I saw the mother turtle in midnight to lay the eggs :) right behind my room

    9OlePosted on: 7-28-2024

An out of this world experience. We stayed here in mid July. Sea Turtles were coming to the beach EVERY NIGHT to lay their eggs. Lots of volunteer guides on the beach made sure, that the turtles were not distracted. The apartment was very spacious with full kitchen facilities. The place is well used but everything works perfectly - and my god what a charming place it is. We enjoyed the private beach with sunbeds during the day and could sit on our balcony in the evenings eating out dinner, having a drink and watch the sea turtles coming up from the water to the beach. We stayed 4 people in the apartment. 2 very spacious bedrooms with separate bathrooms. In addition a fully equipped kitchen with a huge fridge, stove, microwave, coffee making facilities, toaster etc. A big dinner table inside and a lounge area with television + the balcony. The landlord (Tony) was extremely friendly and helpful with all our questions. It shine through in everything he says and does, that he really loves the place and will go an extra mile to make sure, that you get an unforgettable holiday.

Absolutely stunning beach!! The owner & staff were very kind and helpful. Everyone we met in Akumal were nice & laid back, exactly what I was hoping for in introducing my kids to Mexico. We had three king beds & three bathrooms which was so nice. The AC in the bedrooms is great however there is not AC in the kitchen/living-room. It was too warm to comfortably hangout and watch tv at night but what offsets that is a huge balcony! From the balcony, you can see baby turtles making their way to the ocean, a beautiful view of the turquoise water too. The drive from 307 to the beach feels like the jungle, we enjoyed that part of the experience & were glad we’d rented a Jeep. The restaurant & bar next door is great. Good drinks, food & friendly bilingual bartenders. Overall a wonderful experience, we’ll be back!

Lack of AC in living room.

    10TaniaPosted on: 5-7-2024

The setting is stunning. We loved our room that was ground level and we could walk straight out to the beach. It felt like our very own beach since it was so quiet. The room was spacious and the bedrooms had great aircon. Location was as we expected basically in the middle of Tulum and Playa del Carmen. We went after the spring break so it was very quiet. We hired a car and found it easy to navigate around.

Nothing we can really complain about - we did hear the next door dogs bark a wee bit but we had an amazing stay and wished we could stay longer
