Hotel is in a great Location. Steps to the Beach. Clubs and restaurants in every corner. The rooms need a little upgrading and the shower did not have hot water. Other than that everything was good. I will stay here again. :)

Room was dirty, not a 3 star

The location is absolutely perfect – right on the beach with stunning sea views and just a short walk to 5th Avenue, restaurants, and shops. The hotel has a cozy, authentic atmosphere and feels much more personal than large resorts. The rooms were clean, comfortable, and well maintained, and waking up to the sound of the ocean was a real highlight.The staff truly made the stay special. Carolina and Lino at the reception were always friendly, helpful, and welcoming. At the restaurant, America, Eduardo, Isaac and others provided excellent service and made every breakfast and meal enjoyable. Everyone was attentive and genuinely cared about guests’ comfort. The beach club area was also very relaxing and convenient.Overall, it was a wonderful place to stay in Playa del Carmen, combining comfort, great service, and an unbeatable beachfront location. Will be back in two weeks.

Honestly, there was nothing major to dislike. As the hotel is close to the center, there can be some noise during busy evenings, but it’s a small trade-off for such a great location.

Quiet beach hotel on a lively beach. We enjoyed the beach, the location and the room. Great staff. Free beachfront breakfast was great!

The hotel is a beach front gem, quiet, with tropical interior and very nice grounds layout. Clean rooms and bathrooms, well maintained grounds. Staff is very friendly and accommodating, everyone goes out of their way to help - front desk, restaurant/beach staff, security, housekeeping. Front desk was very helpful getting members of my family checked in when my flight was delayed. Live salsa duo in the beach restaurant (weekend only) was a nice bonus. The hotel location is excellent for being in the middle of Playa del Carmen action and dinning, yet quiet and safe.

Main thing was beach chair availability, they were all gone by 10am every day. You cannot leave your chair for more than 10-15 minutes without somebody trying to move your things. Need more chairs/umbrellas allocated exclusively for hotel guests.2nd - it would be nice to have a small table/chairs inside the room and a rack for drying swimsuits/towels.

The hotel does not have a parking lot, so you have to park your car in an expensive parking lot.

Great little boutique hotel, with good amenities and services. Centrally located, great staff, with great room overlooking the beach. Free breakfast was a good option, although not robust in choices. Cleaning is good, but beddings were showing its age. Visitation rules are strict but understandable as safety and security of guests are prioritized. There is some noise from nearby businesses, bars, and restaurants; but not unbearable and something white noise or TV cannot offset. Overall, a great stay! The beach, the morning sunrise and evening sunset, along with other amenities make this a great choice for those looking for quality while be budget conscious.

Beddings are aging but didn't feel unclean. This facility does not have an elevator, those with mobility issues will not find this appropriate. However, a staff was available to assist.

One night the noises from the nearby club

Location, location, location. It’s a perfect location with private, direct access to the beach. It’s a half-block off of Ave 5A (a walking street with lots of pubs and restaurants. It’s walking distance to the ferry taking you over to Cozumel (about a 35-40 minute ferry ride). Access to the property is controlled by an electric access gate that is monitored 24/7 so an employee buzzes you in and out each time. Sunrise is magical - very nice morning sky around 07:00am each day.

There was no hot water kettle in the room (a non-starter for me / I should have researched this issue ahead of time). I usually bring my own instant coffee and am an early riser so make coffee in my room. The in-house restaurant opens at 08:00am so I ended up walking to nearby 7-11’s for coffee. The other thing to keep in mind is if you have an upstairs room, there is no elevator and no one to help with luggage. I was on a dive trip with a 20kg dive bag (a bit over 40 lbs) - carrying it up three-flights of stairs (then back down at the end of my stay) was a bit much.

Truly a beachfront property with easy access to the beach. Central location walking distance to Cozumel Ferry Port and very near 5 Ave.

The wifi signal was very weak - couldn’t really use it while in the room but i guess the whole point of going on vacation is to stay OFF the internet so this was a minor thing.

The location was perfect. The breakfast was great and the view from the restaurant during breakfast was awesome. Loved the friendliness from the staff and they provided everything we needed.

The music was very loud but only during new years Eve. Every other night it was noticeable but rainy faint. Did not like having to wear the bracelet the entire time but understandable due to beach lounge chair access and breakfast.

Very nice with a beach front hotel and that breakfast was included. The room was much bigger than I thought, with an amazing private terrasse.

The building was not sound proof and we could here suitcases drawn outside the room, but given all other great stuff, this wasn't a big deal.

Honestly, I'm very disappointed with the hotels on Booking.com. I always make my reservations through this app, and this has been one of the worst experiences. The receptionists were very rude. I told them I was traveling with my mother, an elderly woman who couldn't climb stairs, and they put us on the third floor. I offered to pay more if they would change our room, but they refused. 2) The hotel doesn't have a pool or a telephone, very basic for the price. 3) On the last day, the housekeepers forgot to leave towels, so I went down to reception to ask for the towels, and they gave me two small hand towels because they didn't have any others. I think the least a hotel should have is towels, and if they can't even provide those, it's completely unacceptable. This hotel is nowhere near the standard that Booking.com should be recommending, so this is the last time I'll be using this app to find a hotel, because it's unacceptable that they have such basic hotels listed.

Right on the beach with friendly staff and casual, friendly restaurant. Food was tasty and good value. We stayed in a a 3 beds room at the top of the hotel with a good view and large balcony.

Great location, close to both the beach and 5th Avenue, but still quiet.

No pool it hot tub.When the ocean is stormy there is no alternative in the hotel for swimming or going in the water.The no if beds was good but they were all in one room so no privecy for the parents.
