Rooms are a bit tired, and fitout barely adequate (eg crockery, cooking utensils). In the first room the TV wouldn't work at all. I complained and got moved. The TV in the second room half worked but the apps wouldn't, and casting didn't work either. I asked them to fix but they didn't/couldn't. At that point I gave up.The second room also had a damp smell to itIt wasn't great. Brisbane has dozens of apartment blocks/aparthotels and competition is tight. In a market full of better alternatives, I can't recommend this

on the first night the air conditioner wasn't working and i had mentioned it to the receptionist. I was told that they would get the maintenance person to have a look at it .when we arrived home from the reception there was no change in the air conditioning which left us with two nights of uncomfortable which was disappointing with amount that the room costs per night

The staff were very friendly and the location was excellent and primarily why I booked the room. We have stayed at an Oaks in Brisbane every Christmas for a decade now.

The room did not have the large balcony pictured in the booking photos, and which we have had every year. We only had a view of the back of a car park. Items like the hand soap holder in the bathroom were broken, the water pressure in the shower was non-existent, the water jug and dishes had a weird residue on them so we had to clean them ourselves before using them, and the whole place just has a really tired look. It's no longer what I'd consider to be a hotel room but more like a motel, which is disappointing. We also had a repairman knock on our door. When we did not respond (because we were not expecting anyone and were resting) he choose to enter the room anyway. If we'd been in the shower or asleep, it would have been horrifying to find a strange man in the room. He was polite and said he was just there to check if an issue with the hot water had been resolved, but I would suggest communicating the need for that to your guests, rather than just letting yourself into the room!

Room was nice enough. Beds were comfortable.

There was no mention of having to pay $45 extra for parking with staff being dismissive about it, saying it was booking.com fault that I was not made aware of this. The building was very tired looking and unclean in common areas.There was construction going on outside the building throughout the night which is part of their renovations but which was not mentioned when room was booked. The parking is at a different address, which whilst easy to find was not mentioned so you miss the turn off into it and going around the block in peak hour took 30 minutes.

The location is great and close to everything. The room had a great view and the apartment was spacious.

The bed was not actually a queen, rather two singles attached together so the middle part was a bit uneven. The bathroom could also have a stronger fan.

Noise was horrendous until shifted.Access for persons with a disability (wheelchair)compromised by lack of paking and street roadworks .

Location was good for what we needed. Very comfortable bed and pillows.

Despite asking for help, we could not get the air conditioning to work at all, luckily there were windows to open, down side was the noise from street.Same with the TV, couldn't figure out how to get anything but free to air general stations.

Excellent location. Room had good facilities.

Parking was complicated. Hard to find a spot. Also, pillars caused damage to our car.

The suites were spacious and comfortable, and it had everything I needed. The bed was very good, and the location fantastic - easily walkable to multiple public transport spots as well as to the river and south bank. Great that there was a pool and sauna, though I didn't have time to visit.

There were significant building works that went on through the night - at 2/3am there was still drilling etc which I understand is out of the hotel's control but did affect the stay (likely the same would be true of all hotels in the area though).

Best and convenient location in Brisbane CBD. Bedding and room clean and spacious.

Always love staying here. Great location, spacious rooms with very comfortable beds, helpful staff, good value for money.

Disappointing

Lifts were out of order for the full two days of our stay and you would be waiting literally 10 minutes for a lift.Room was not ready to check in when we arrived at 2pm to scheduled 2pm check in, and we had to wait another half hour. (I assume housekeeping were probably slowed down by the lifts).I saw no sign that the lifts were actually being repaired.There was a strong odor in the corridor Wifi didn’t work at all
