- Rooms were very charming and the breakfast was great. Staff were very helpful. Loved the walk to the centro.
- This charming and economical hotel with its beautiful courtyard was a most pleasant surprise. We loved the balcony off our room, and the quiet but central location was so convenient. The staff could not have been more accommodating and friendly.
- The staff was very friendly. When we arrived we were greeted with a glass of juice... it was the perfect start to a wonderful stay. The hotel was very nice the grounds were beautiful. I will think of Rome whenever I smell honeysuckle. I'd return again
Cons -
- Chose this hotel because we had a car and it was easy to park. I loved the location and enjoyed the walk to the centro, however I would not recommend this spot if you have difficulty walking long distances or up & down hills.
- It was confusing to get to the first time but staff set us straight. I guess I misread amenities and was expecting free breakfast. Everything else was great.
- Site states breakfast buffet. Should also indicate at an additional charge. Misleading.

Excellent hotel, with a great location, wonderful facilities, and excellent service. Quiet, yet central neighborhood. Beautiful landscaped grounds.
The furniture in the rooms was authentic, the staff were friendly and helpful, and the garden was impeccable, particularly for breakfast. Speaking of breakfast, the buffet was very good, with a wide selection of foods.
The hotel is a bit of a walk away from the nearest public transport stops; the piramide metro station and the bus stop along via marmorata, but it's well worth it because the surrounding area is beautifully lined with trees and away from the busier areas
The room was much nicer than any others we had on our trip. The staff was very professional and helpful. They would call the taxi’s for us and it would be there within two minutes. The dining area was very nice; like being in a little oasis.
The beds were extremely hard. Because the location was somewhat out of the downtown area, we couldn’t just walk outside and be were the shops and restaurants were.
Another great stay at this hotel. Location is superb, quiet and green.
Double bed is not very comfy, as it is made of two sections that could move apart.
Staff warm friendly and helpful.Assisted with transportation and directing us how best to get places, recommended local shops etc.Room was spotless and beautiful.Morning breakfast buffet was varied, with fresh and delicious foods, and waiters were attentive in bringing hot drinks to table.
Air conditioning malfunctioned with little air flow from the vent into room, which they did their best to fix (told later the vent at top of the stack had blocked, which they fixed very early next morning). The room was somewhat uncomfortable at first , but as the temperature dropped overnight, with windows open the room cooled off. An unexpected glitch but they were polite and attentive about it. Otherwise, a perfect stay.Hope to return, we have family members who stay here regularly and love it.
Beautiful, classic hotel in a very nice and green neighborhood. Room is very spacious and comfortable. Breakfast is very rich, with lots of both savory and sweet choices. Staff is very polite and helpful.
Everything is great.

Breakfast could be better
Breakfast was great! Room very comfortable and clean. Staff helpful and friendly.
Staff was friendly, breakfast was tasty, even dinner in restaurant was good. Location is perfect to explore Rome by walk.
Beautiful and well maintained, great breakfast, large room, clean, friendly staff.Quiet area
Mattress was a bit to firm for me.
Beautiful property with comfortable beds and a lovely balcony to view the fall colors of Rome. Great breakfast~best decaf cappuccino we had all over Italy!
Enjoyed it all
This hotel was really nice, it was somewhat close to the central areas of Rome, about 15 minutes away from the coliseum. Honestly, it was a nice reprieve from the business of Rome. I would highly recommend it to anyone looking to stay somewhere that's a little bit more upscale without a insane upscale price.
Honestly, my only complaint was that the bathroom setup was not ideal because when you step out of the shower there's a heater right next to the shower entrance.
Staying at Villa San Pio felt like stepping into a slower rhythm of Rome. Tree-lined streets, old-world charm, and the ease of wandering to landmarks or hopping on an e-scooter just around the corner — everything felt close, yet beautifully peaceful. The restaurant glowed at night, glass windows holding the reflections of soft lights and gentle conversation. Breakfast was a little daily ritual — fresh pastries, fruit, eggs, good coffee — the kind that makes you pause and savour the moment. Dinner felt just as thoughtful, like the food was made with genuine care. But what truly made it special was the staff — warm, kind, happy to chat, and generous with their presence. It wasn’t just a hotel stay; it felt like being welcomed, seen, and held in a small, gracious corner of the city. I left grateful, and a little softer than when I arrived.
What I didn’t love: the bed was on the firmer side — after long travel days, a softer mattress or even a memory-foam pillowtop would go a long way for weary bodies. The rooms themselves are spacious and charming, though they’re starting to show a little wear in places, like chipped skirting boards and bathroom doors that could use a refresh. Nothing major, just signs of age that a spruce-up would easily fix.
Great location, quiet in a beautiful neighborhoodExcellent breakfast, incredible staff from the front desk to the dining staff. Excellent chef
There was nothing that I disliked about the property
The San Pio was a classic old school hotel in a secluded setting, but within a walk of a wonderful neighborhood in one direction, and a longer walk to the Colosseum in the other. The staff was warm and professional, and the restaurant— both for dinner and the complimentary breakfast— provided delicious food with outstanding service.
Beautifully located in a quiet neighborhood Great place to relax at night after the hustle and bustle of Rome’s touristic attractions Within walking distance to restaurants
