The staff were lovley and nice quiet place. Coffee amazingff

Just run down, breakfast is pointless, not very appealing. Needs a makeover, our door handle was coming off all the time, not as clean.

Nice grounds, plenty parking. Bar with comfortable outside seating.

Really well presented, and catered for the large group that was present without limitations on other guests.

We observed some garden work being completed, but the Villa is 'tired' and needs a refresh.

It's really calm place in the outskirts of the Rome. Comfortable room with a balcony and bathroom. There is also a restaurant but we haven'y tried it. In general I do recommend for 1-2 days stay.

It would be good to have some non-sweet options for the breakfast.

breakfast isn’t made for north Europeans although dinner was perfect it was very annoying that the television was so extremely loud

We booked this guest house as it was close to bus stop. Unfortunately the bus service in frascati is none existent. Only choice then is to walk (50-60 mins) or Taxi, which is far too expensive(20euro twice daily to train station)

Breakfast is disappointing, just pastries and cereal on offer, however this seems to be a norm in places I've stayed in italy

very beautiful villa, good equipped rooms

breakfast - only sweeties, no bread, was brought after special request, waitress was not happy to do it. The same with milk, after request. The attempt to get second cup of coffee was met almost aggressively. The coffee was served with the words that it is considered as second breakfast.

The idea

This is a former villa, but it is now a slightly run-down hotel stranded between major roads.

At times I felt like I was given a favour when asking for example for a coffee ?

air conditioning worked properly, ok view from the window, internal yard to chill

refrigerator not working in the room; smell from kitchen exhaust pipes through the room window; very awful breakfast; not welcoming staff; access to the location confusing (drove big circle around according signs); some large and noisy party on the ground floor; noisy place - roads all around the property; overall needs refurbishment (old premises)

The standard of the rooms where variable. the top floor was not aired out, and very warm.

worst place I ever stayed worst part was I smell chemical in the room and thought maybe it’s just cleaning products later I realise there were ants so the spray is for them but they need to open the windows let the smell out before letting people stay there

Not sure what I liked, can't say much.

No duvet,only blanket; too many beds in a room for 2;staff can be more friendly and smiling; random people can enter the building as it pleases without staff asking them who are they; food limited to croissants, cakes,yogurts and sweet stuff only.

Super location for travellers, cosy beds, good equipped room, friendly personnel

Would be good to have also something not sweet for breakfast

Wd were travelling to Calabria.on the way stopped at the hotel. Very comfortable,nice garden. Very friendly staff. Easy access to motorway.
