    Pros +

    • Although it is very close to all main attractions in Rome, it's located on a quieter street, away from the heavy traffic and crowds. It is very central yet peaceful at the same time. The room and facilities were spotless and everything is well maintained. Communication with the staff was smooth and efficient, and the (self) check-in process quick and easy. By far the best place I stayed in Rome.
    • I like the proximity to the Vatican. I like the friendly staff. I like the complimentary drinks.
    • The location is great. Prati is a safe, clean and quiet neighbourhood, with great restaurants and good access to the Vatican and old town. The building was great, the room lovely and we just had a wonderful experience in general.

    Cons -

    • Elevator is not at the ground floor so difficult if you have heavy suitcases. Front desk is not 24 hours.
    • Bathroom a bit small. Lift is a bit sketchy.
    • Everything was fine! Just hearing water running early in the night during our last night, and also in the morning, but I believe that we're other guests next to us?

This has been the best hotel we stayed at in Italy perfectly located near the Vatican City precinct. The interiors are brand new, staff are easy to communicate with and incredibly helpful, and they provide free water and soft drinks daily. The room was cleaned every day, which we really appreciated. We’d definitely come back again and highly recommend it for families. Truly amazing.

The check in was very easy! Especially for us, that were arriving late at night. The team sent us our information and codes a couple of days before the arrival and it was so easy to access the room! The room was very clean, and that's always a must for us!They also left some toiletries and slippers, which is an extra! And this is really appreciated, especially if you travel by plane!

We liked everything! Very friendly staff!!! Intimate room, with very elegant and very clean decor. In the lobby of the location we had coffee, water, juices available. A very warm atmosphere!

    Nothing!

The staff is very responsive and kind. The bathroom is clean and decent. Didn’t hear any noises during the night.

Mainly its location. A modernised hotel within a traditional building.

No real negatives! The room, although on the small side was spotlessly clean and the staff were superb. Perhaps a couple of glasses in the room for wine drinkers would be good rather than paper cups. I would have no hesitation to recommending this hotel to others.

First things first: this is not a typical hotel. The residence is located on the third floor of a residential building and offers around eight rooms, along with some common areas where guests can relax and enjoy a coffee or soft drink. There is no 24/7 reception, access codes are used to enter both the building and the residence, and communication is handled mainly via WhatsApp.That being said, our stay was excellent. The property is very modern, our triple room was spacious, well decorated, and spotlessly clean. There was daily cleaning service too.Everyone we interacted with - both at reception and through WhatsApp - was extremely polite and helpful. The location is also fantastic, close to the Vatican and within easy reach of the main attractions.

Perfect stay! Great location, great amenities, great host, and super internet. Thanks for everything!

    Excellent location and very clean

The access to the hotel was a bit weird and all communications were handled through WhatsApp

The hotel was modern, clean, and very comfortable. The room had a stylish design, a cozy bed, and all the amenities I needed. The location was excellent, right in the city centre, which made it very easy to explore Rome. The staff were welcoming and helpful throughout my stay.

Honestly, nothing major, everything met or exceeded my expectations.

Excellent location, close to the Vatican and to good restaurants and shops. Handy supermarkets within a quick walk. Beautifully furnished bedroom and shower room, and a handy kitchen area at one end of the entrance hall with a coffee machine.

15 minute walk from the metro, which is only an issue if you have lots of luggage. Inside the apartment block there is a lift, but you need to climb a short staircase to reach it.

The property was conveniently located for my needs, it’s about 25-30 min away from Piazza di Spagna. There are different commodities around the hotel, like il Gianfornio, Castroni where you can get a typical and authentic Italian experience. There’s an elevator in the building and the room is spacious, very nicely decorated and super comfortable.

Great location, quiet hotel and a lovely functional room, clean and well decorated.

Bathroom very clean and well appointed but also very small.

Great location, very clean, very attentive staff. Would definitely come back.

Amazing boutique hotel! We stayed in a junior suite which was ample room for a party of three. The check-in process was seamless. Although I was granted an early check-in, the access codes for the building weren't working when we arrived. Luckily, we showed up just as other hotel guests were leaving and they kindly let us in.

While the bathroom is on the smaller side, the hotel does provide good-quality toiletries.

The Property/Hotel is located in a residential building 3rd floor. The Property was improved with very good taste and modern decoration. We were 3 in the room and the room was reasonable. All the communication was via WhatApp with good communication, and you will need a unique CODE to get into the main entrance of the building, the Property in 3rd Floor and room which is good for security purposes. If you want to stay close to the Vatican area this Property is a good alternative which is close to restaurants and little supermarkets.

The bathroom is small and the A/C turn On and Off when the room get to the set up temperature.
