- The bathroom was clean; the bedroom rug was not properly vacuumed. We did not receive coffee pods requested. There were too many unexpected fees . The parking lot was miserable trying to get in or out of the gate. The gatekeeper was always helping.
- the hotel was very run down - pretty gross - smelled bad in the halls, carpet and shower curtain stained in the room. Poor paint job, chipped shower drain and toilet handle was work off. It was quite rundown. I will never stay here again.

The location is perfect. There is convenient parking right on site and it's within walking distance from everything in the Newport harbor area. Our room had a harbor view, and we saw an amazing sunset right from the room.
My only issue with the hotel, very thin walls. It did not end up being disruptive to our trip, but the walls are very thin, and noise from inside a room can be heard from multiple rooms away.
