The Royal Inn is a 10 minute drive from the University of Buffalo’s north campus and a 15 minute drive from the Buffalo Airport. Free Wi-Fi is available throughout the motel. Each room comes with a cable TV, air conditioning, refrigerator and microwave. The Royal Inn has public parking for guests and a 24-hour front desk. The motel has many restaurants like Olive Garden and Bonefish Grill within one mile of the property, along Niagara Falls Boulevard. Boulevard Mall is across from the motel and Niagara Falls is a 20 minute drive away. Golfing and the beach are a 15 minute drive away at Beaver Island State Park.

Never been in a motel that was overall this well kept.
Clean, affordable, good location.
The location. Right near the exit, so it is easy to find.

Cons -

TV didnÂ¿t work (I turned on but no reception and remote didnÂ¿t change channels). These things should be checked. Chair seat cushions deeply stained. Quarter sized hole in the curtain.
Bathroom door was broken and we couldn't close it.
Terrible service. Bad attitudes. No one available to check out. Cleaning staff yelling.

Check out time is 11:00 am. However, I wanted to check out at 6:00 am. Office was closed. I had to call the office (from my cell phone in my car), ask if I could leave the key in the room, go back to the room, leave the key, and then hit the road. Would h
