- I didn't have breakfast, but a great cappuccino at 8 AM The Montauk Beach House has artistic flair. It's laid out beautifully and the property is walking distance from restaurants and art exhibits on the square. The staff is super friendly. We checked in at 10:00 PM and someone was still there to great us. I loved it. The rooms are super clean and cozy with balconies.

Cons -
- The hotel was very quiet, which was good for sleep. Because the front desk person leaves at 11:00, it would have been helpful to have small signage, booklet, bulletin board with the routine or activities... I know everyone is on-line, but a little old school info about what to expect that week as far as entertainment, dining or things going on in town would have been cool.

Beautiful grounds clean and modern
We were there during the week and the bar restaurant and pool all closed at 6 which was very disappointing
