    Pros +

    • Esthetics and super kind staff.
    • design is clean and very unique
    • The style and location. The staff go out of their way to make sure you are comfortable and well taken care of. They even text you through the stay and bring you anything you need. Room service breakfast brunch was amazing too!!

    Cons -

    • That the hotel boast Aesop products but two of the 5 in the room are clearly refills of something else. I know the product brand well and chemical pink for hand soap and chemical green for body soap. Deceiving as is their ?amenities charge? they sneak in.
    • A lot of extra payments not advertised before hand - they had a nice roof bar - but to access it you have to prepay $150 - not an option for the family with kids. - I booked the restaurant but the menu was $150 per person and no choice given. - etc
    • The rooms are a bit small. We could barely move around with our suitcase there. Despite them giving you a stand for your suitcase, there literally wasn't enough floor space to use it and to still be able to walk (It wouldn't fit in the closet).

Excellent hotel, great staff and amenities

    Terrible neighborhood

    1PeterPosted on: 1-12-2026

    The hotel was stylish.

The hotel is in an area where you don’t feel safe walking out the front door. To the point where we decided not to spend the night and leave. I used the Valet parking lot, vastly too expensive. For the price I expected a room bigger than a shoe box.No heating on the bathroom.Terrible pillows.

Really smelled bad, awful facilities, and overpriced for what you get (bed bugs)

The smell, it’s awful. I’m not sure what is happening around or within the property but it smelled like a dead animal in my room. Asked to change rooms and they wouldn’t accommodate. Wild experience.

    Fantastic Design and nice staff

Location was Horrible. Homeless everywhere tons of drug addicts. Literally could not leave the hotel at night. Saw ambulance and homeless person getting revived on the sidewalk from my window.

Nice room product and rooftop bar

The location is DANGEROUS with homeless people aroundThe people at breakfast are not that friendlyThey charged me 2 times my stay and made my bank account a whole mess. Bad communication between the staff

Loved the interiors. Great friendly helpful service. Comfy bed. Top notch toiletries.

Location was a bit sketchy at night which meant with teenagers we couldn’t really let them go for a wander. On the other hand it was close to the mission area which has the best food and we also found so many other local places to eat. Some really cool street wear shops too. Our kids actually preferred the location to Fisherman’s wharf as they found it more authentic and interesting!! I think a 2-3 day stay there is sufficient.

Close to what our plans were

It is pricey, the south side of the hotel is ok when using the valet. The north side on market street unfortunately has a lot of homeless, not a place I felt comfortable walking with my wife

The Kelly Wreastler design as always is impeccable and beautiful and tasteful all around in lobby, the rooms and restaurants. You can’t find a better rooftop view than Proper in SF and on weekends it’s always a cool crowd. The beds are so comfortable the shower just perfect and most of all the staff are so helpful. I had a meeting 5 minutes after I arrived and they helped me with an early check in to get to my room.

The location is not great but that’s just SF. You have to uber in and out. Don’t walk around.

The room was safe and comfortable

The valet lost my keys for 45 minutes. Threw off the whole day, missed reservations, and two mental breakdowns later we got our keys and just went home. Terrible experience.

Loved the room and the decor, loved the lobby and decor. Loved the other guests - so many from Europe!

The sad situation with unhoused people in streets on blocks near the hotel.

Neat, quiet, comfy & welcoming. Good friendly service.

Location is terrible. Zombie land outside both doors. Without much security.

Location. Didn’t like the rooms either.

The hotel is an oasis in a shabby, dangerous atmosphere. $100 overnight parking. Not worth it.

Inside the hotel is an oasis, but outside the hotel is a shabby, dangerous atmosphere. The rooms are cheap and I guess it is my fault for not doing the research--during the pandemic, downtown was abandoned and it became a homeless encampment. There were entire blocks with homeless set up in tents and exchanging drugs out in the open. We walked three blocks to a Michelin-star Thai restaurant and had a great meal but we were followed by a man who shouted at us the entire walk home. The hotel does offer a driver to take you anywhere in the city, but they stop that service at 7pm. What a shame for San Francisco and for all those unhoused living in terrible conditions. Also, the valet parking was outrageously expensive $100 per night! I would have never stayed there if I had known it and it took over 20 minutes to get our car.
