TERRIBLE - AVOID AT ALL COSTS!!
There is nothing to like about this hotel. It is what can only be described as filthy. It bears no relevance to the other reviews here that actually rate it. The rooms are dirty, the furniture is old and broken, the staff are rude, there is a nightclub under the hotel which is noisy. There is one review here that mentions the nightclub. There is stale cigar smoke everywhere and particularly in the bedrooms! The best thing about the hotel is the location. I would definitely not recommend it on any level. The photos on this website are not indicative of what its like!
It is dirty, old and in need of renovation. It's a shame because the location is fabulous but the staff are rude - the rooms uncomfortable and filthy. The furniture is broken. I would not recommend and AVOID at all costs!!!! Im not sure where the people that rate is as being good were staying but it wasn't here!!! Cigar smoke everywhere!!

Very old and beautiful building on the 1st row by the lake. Amazing lake view from the balcony.
Nice breakfast. For the quick stay in Lugano it’s a good option
