Pros +
- The outdoors areas
- The only positive aspect of this place is the staff. The employees are genuinely kind and helpful, but unfortunately, they cannot make up for the terrible condition of the property.
- This is a simple, but nice place. A throwback to Soviet times which can be fun and entertaining but ultimately kind of strange. The rooms are clean and simple and also pretty big.I was there for an amazing wine festival that was on the property.
Cons -
- The room was disappointing for the price (252 GEL per night). The bed sheet had human hair on it, and the wardrobe door wouldn’t close properly. The bathroom was particularly unclean, behind the bathroom door and in corners on the floor there was hair, and the nooks and crannies were full of grime that looked like it hadn’t been cleaned in months. The door also didn’t close smoothly.Amenities were very poor. There was only one roll of toilet paper and no basic toiletries such as toothbrush, toothpaste, or soap. The sink was missing a drain plug. The breakfast area was also poorly managed. There were no food labels, so as a tourist it was hard to know what some items were, and the staff couldn’t explain them in English. The overall facility felt neglected. The couches, curtains, headboards, quilts, and even the rug near the lift all looked like they needed a deep cleaning. The hotel had an unpleasant smell, more like a hospital than a welcoming, clean environment.Old-style decor should not mean dirty. The upholstery and overall color scheme are very outdated and in desperate need of an upgrade.I would not recommend this hotel unless you are comfortable with an old, dirty, and unpleasant living environment.
- Misleading Name and Photos: The name "Spa Resort" is deceptive. There is absolutely no SPA here. There is only an outdoor pool which was dirty and unusable. Furthermore, the photos on the website differ significantly from reality—some images are from Spring N2 or from a location some time ago or was edited.Condition of the Hotel: In reality, this is an old hotel in desperate need of renovation. Half of the building is abandoned. There are active construction and landscaping works going on right now. Staying in a construction zone for full price is unacceptable; the hotel should either be closed or offer significant discounts with a warning. The Room: The room condition was poor. The furniture is old, the plumbing leaks, and the doors are broken.Facilities: Most of the territory is abandoned, there is no leisure, no entertainment, and nothing to do.Summary:I strongly advise against booking this hotel until the renovations are complete and the management changes. You are paying resort prices for a construction site.
- Quite far from any outside amenities. The dinner services weren't the best.

This is a simple, but nice place. A throwback to Soviet times which can be fun and entertaining but ultimately kind of strange. The rooms are clean and simple and also pretty big.I was there for an amazing wine festival that was on the property.
Definitely a unique experience, we enjoyed soaking up the former grandeur of Tskaltubo's spas. The staff were all very nice and were able to answer any of our questions about the property and its history. We only had limited time at the hotel so we weren't able to make much use of the spa facilities. The surrounding area is pleasant for a walk.
Quite far from any outside amenities. The dinner services weren't the best.
This place is like traveling back to the 70sSoviet style decor and the staff are like the Soviet era as well, ignoring you completely. For breakfast, you will get instant coffee. I ask if the eggs were hard-boiled or soft, was tald break it and see...
Everything, starting from the reception and WiFi, the room had a TV but no electric outlet nearby.
i mean, you go there for one reason and one reason only: it’s a soviet-era throwback with soviet furniture and you can get a taste of tskaltubo’s glory era. no idea how it compares with any of the other hotels in tskaltubo but i don’t care—i wanted a retro soviet experience and i got it. that said, as a hotel, it was clean, staff were reasonably nice (especially the guy at the lobby bar!), and the bathrooms were updated and modern. the pool is nice too.
only real complaint is the breakfast buffet wasn’t great, could’ve used more things like fresh fruit and yoghurt. the property is a bit shabby but again, it’s a soviet-era hotel. i loved exploring the unrestored abandoned other half.
It was a great place to stay to learn more about the old spa culture from Soviet times. The quad room was big, air con was cold, and the resort was nice. The kids loved the pool. Close to get to see the old abandoned sanitariums!
The food was pretty not great. Suggest eating out in kutaisi instead.
Great Soviet Era vibe. Perfect location for exploring a once great spa town. Staff was very accommodating. Rooms were spacious. Breakfast was delicious. Would definitely come again.
This is a wonderful and truly unique hotel. The place has been well restored and is beautiful. Also the pool is great and the breakfast was the most varied and delicious that we had in Georgia
Location was Good , we really liked the property its huge area was felt sad about unused areas of this property hopefully they will renovate.
We had to request all one by one. the towel they kept in room was damaged ? and asked for kettle to get hot water for my baby however its not even cleaned well inside kettle there was some candle wax or something left i had to clean by my self that was really disgusting to use even , no Amenities was kept in room during check in however they mentioned what is available if they provide only upon request they should let us know. im sure you will reply me with next visit you will make sure to do my expectations but i might not come back to your property. bfast was good staff is amazing they all friendly n helpful.my husband said its bit looks creepy but its bcz of less tourists.
In the park, for relaxing away from noise, within walking distance to spring number 6 and considered as a historic building.
Nothing major, just a suggestion to improve the coffee services and snacks since the area lacks such services. I noticed the staff is doing their best to help and improve their quality services.
Greenary, calm, spacious
No swimming pool
Great atmosphere. You feel like you are in a time machine. Very calm and quiet.Magnificent architecture.Very helpful staff.
Not much was not enough cleanliness in the room (it seems we settled before the room had time to clean well). Unfortunately, the main dining room was closed for breakfast and dinner (probably due to the low season).
location is good, nice park, old stile of the hotel
All SPA and restaurant was closed and nobody did not warn in advance. We came for relax and SPA and got paid for this possibility as well.
Clean, air-conditioned, historic facility with good food and great staff. An absolute pleasure for someone interested in seeing how the better half lived in the USSR.
Mattress a little too hard, but that’s just personal preference.
The history around the place and the suroundings were very interesting.
It was a bit creepy and very abandoned in some places, especially in April, there were barely any other guests.
The location was fabulous, making it easy to explore the grounds and wider area if interested in the history of Tskaltubo. The staff were all fantastic - friendly and helpful, helping to create an absolutely unforgettable stay. For history enthusiasts the traces of the past are there, you just need to look a little closer. Kindness always wins! Having read previous reviews I was surprised to find that breakfast was tasty with a wide selection of food options. The bathroom was refurbished to a very high standard and the shower was great. The room was well equipped with slippers, dressing gowns, two mugs & two glasses (although no tea: coffee) and a kettle. There are two wonderful stray, black dogs (pictured) who seem to reside at legends, they may look scary to some but were gentle souls who joined us on long 5+ hour walks on multiple days.
I really enjoyed the stay, however, the images on the website are not a complete likeness. Legends Tskaltubo is visibly more run down than advertised although this wasn’t a problem for us. Small details were missed, for example, the fridge was not plugged in which would have been useful during our stay.
We stayed for one night when exploring Tskaltubo, the resort is extraordinary place with very special atmosphere. Very nice renovated bathroom, great breakfast.
Alarm was turned on twice for unknown reason in the corridor in the middle of the night
The old building and a walking area around the hotel, easy parking, welcoming security who was happy to show around the hotel buildings built during socialist times
Breakfast could be better, a lots of bugs in the rooms, we asked for the lunchboxes for our early departure and they were ready since 6-7pm at the reception without any fridge, also there is no fridge in the rooms to keep it chilled, everything got spoiled in the lunchboxes, anyway the food inside looked so poor, you won't even eat it.
The view from the window.
The spa who doesn't have Spa. Everything is closed, so when you arrive you don't have any activities. The staff don't say where is the breakfast, so you have to search by yourself. The room smells cigaretes.
