- Lovely rooms. Superb food and wine with perfect staff
- Excellent breakfast
- The restaurant was fantastic, wonderful meal with fresh seasonal ingredients
Cons -
- Shame the restaurant was closed on the evening we were there as the food we saw being served at lunchtime looked wonderful
- There was no one there when I arrived, but there was a key to the room in a safe box. Then the access to the rooms was up an external stone staircase. This was difficult for me to manage with a small suitcase.
- Despite being careful to fill the spa bath above the water spouts, it still squirted water up and out of the bath. Be very careful if you choose to use it.

Beautiful room and great location in gorgeous village. Lovely staff. Quiet and clean. We had dinner in the hotel restaurant and it was the best we've ever had in France. Would love to go back.
Despite being careful to fill the spa bath above the water spouts, it still squirted water up and out of the bath. Be very careful if you choose to use it.
The room was very nicely decorated and comfortable with a spacious en suite with an amazing looking spa bath which we didn’t have time to use.
We stayed on a Monday so the reception wasn’t open ( we picked our room key up from a key safe by the front door) and the restaurant was closed which meant we felt a bit detached from our stay. We have stayed on a different night before and the restaurant is excellent and staff very friendly.
Lovely bedroom with comfortable bed.
Not a problem but the hotel was closed on Monday when we arrived so picked our room key up from a key safe by the front door. The restaurant was closed so there was no communal area to sit. We drove to Langeais to a restaurant recommended by the hotel which was excellent. We have eaten in the hotel restaurant when it is open and that is also excellent.
Lovely traditional French Town.Historic building very nicely renovated.Excellent evening meal.Very helpful staff , went the extra yard to speak English .
The hotel was well located for our visit to Tours and the surrounding area. The meals were very well prepared and excellent to eat. The hotel staff were very attentive to the needs of their residents.
Nothing of any particular note.
Great atmosphere in this very typical village and hotel. The rooms were very unconventional, with a mezzanine which gives a lot of character to them. The breakfast was good and definitely excellent value for money.
we had to walk up a steep path to access the rooms. so be aware of this if you have challenges walking up and down steep paths, stairs. The ladder to access the beds in the mezzanine is very steep and quite high. There was no parking space in the street in front of the hotel. we parked on a parking place further away in a kind of park.
It has an amazing restaurant and the food wine and service were 10 out of 10.
Rustic appearance.
Access to bedroom a major issue. No indication that access was outside, up a steep set of steps, then a tarmac slope and a wooden bridge. This is a restaurant with 10 rooms. Sunday arrival it was closed, key left in secure box. Monday Restaurant was closed. This only became apparent after making the booking. Photos show the issues we had. Description of hotel far from accurate, in fact misleading.
Set in a beautiful little village near the Loire, Le XII is a fantastic boutique hotel. The bedroom wasn’t huge but light, airy, exceptionally clean with a very comfortable larger bed. The bathroom was large and immaculately appointed. We ate in the restaurant. What a truly elegant experience. The food was creative and different - not huge portions but delicious. The maitre d’ was extremely welcoming and attentive without being overly obtrusive; the wine waiter treated his job as an art and is a real asset; the young waitress was also exceptionally well versed in her role. What an absolutely delightful evening.
One minor point, which we had already addressed in advance, but it would be good to have tea/coffee making facilities and bottled water in the bedroom. Also, Wi-Fi is intermittent.
Restaurant on site. We were able to park on the street outside.
A bit noisy at night. Bathroom a little cramped - no room by the sink for sponge bags. Nothing to see in the town. Breakfast was good. Dinner menu quite upscale. No choices of salads or vegetable dishes.
The room had 2 levels. The kid loved it.
The toilet room was smelling awful.
Beautifully refurbished boutique hotel in the centre of town with a great breakfast.
Originally booked the hotel to sample the gourmand menu, only to be emailed a couple of days before arrival to say the restaurant was going to be closed due to a "holiday". It transpired that as all the restaurants in Luynes are closed on a Monday, we had to drive elsewhere. Had we been informed earlier, we would have arranged to stay the following day.
Great location. Absolutely fantastic food and wine. Staff were superb. Breakfast extensive and good
The beds were very comfortable. The shower and toilet were spotlessly clean. It was very peaceful.
To access the bedroom, The 21 long steps and a further ramp upwards of approx 14metres length, at an angle of say 30 degrees was an awful introduction for anyone over 70 years of age or with a health problem (say heart or Asthma) In the bedroom, we had to be mindful, almost all of the time, not to crack our heads off the sloped ceiling. The restaurant was disappointing especially the extra prices applying to several of the main courses. Breakfast poorly organised, but the coffee was excellent. Very few car parking spaces.
Parking was free.
The 2 single beds I requested were made up as a double bed which really defeated the object. Breakfast was well presented but was poor value for money.
Beautiful hotel in a lovely location. Comfortable beds and fluffy towels. Excellent breakfast.
Excellent value for money and genuine charm in this unique hotel. The room was nicely decorated and very comfortable. The restaurant looks like a great place to have dinner as well, unfortunately we arrived too late (last order is at 20:30). Overall it was a wonderful experience.
The baby cot was an extra charge of 15 euros. I don’t mind, but it should be announced beforehand.
