This traditional, family-run hotel is 2 miles from Edinburgh Waverley Rail Station and the city center. It offers free Wi-Fi in public areas, and free private parking on site. Yes the scaffolding but mostly the huge cracked window which did not close properly posing a health & safety risk aswell very noisy due to single glaze and busy main road
There was no reception staff for much of our stay; we reserved a room with 3 beds but was told at check-in that such a thing did not exist even when the online pictures clearly showed three beds.

Only location was good

No running water and we shower using the tap water. Please check my Google review with pictures and the staff was aware of no running water and couldn't resolve the problem. Staff taken picture to inform the plumber.
