Very clean bathroom & bedding
Hotel seems "tired" and in need of a great deal of renovating.

Bathroom & bedding were very clean, yet our room telephone was filthy. There doesn't consistency with housekeeping. The complimentary lobby coffee was cool! not even warm. The lack of attention to details was noticeable.

see comments above. It was also outrageous that we were charged $10 for parking overnight

Great location for exploring the area, which my wife and I did the next day with a realtor. The breakfast included with our stay was tasty and a nice surprise, as I didn't know it was included.
We were there on a Saturday, and I could hear the bass from the music below our second-floor room, which was at the front of the hotel and above where the hotel holds parties. It was over by 11 p.m. though and was quiet the rest of the night.

I found this hotel to be the best of what you would expect from a high-quality place built in the 1920s. The Tudor-style decor and craftsmanship is nicely done. The beer selection and tapas at the HAT Tavern were both good. Rooms are smaller, but comfortable and clean. The included breakfast and free wifi were a great touch. Location. Also easy to get to from Newark Airport
Breakfast was served in the pub located in the basement.

The hotel is old and definitely needs updating. The first room that was given to us smelled of cigarette smoke as soon as we opened the door. However, the helpful ladies at reception were able to find us a different room which turned out to be very nice. There was a big group at the hotel the first night for a wedding and they made a lot of noise in the corridors in the early morning as we were trying to sleep. The same group was in the breakfast room, located in the basement, so it was very loud and unpleasant. The location is right in downtown Summit, close to nearby businesses, but set far enough away that the business district does not interfere with a quite night.
Although it is a historic hotel, the rooms do not need to have 70s and 80s furniture. 1970s and 1980s, that is. It looked like cheap furniture from the thrift store.

When traveling, I generally avoid non-chain hotels, preferring to stay at Hampton Inn's, Marriott's, Sheraton's, etc. This hotel was too convenient to my early morning meeting at City Hall to pass up, only 1 block away. Check-in was a bit slow due to the girl at the desk juggling phone reservations and check-in's, however she was very polite. My room on the 2nd floor overlooked the lower roof of the vestibule, nothing much to see. Given the hotel is historic, I expected the furnishings to be somewhat antique and dated, which would be fine; as would modern furnishings. I was a little surprised to find what appears to late 1980's/early 1990's thrift store desk/dresser and bed. The carpet, while in good shape, appeared to be from the 1980s as well. TV was a newer flat screen (note to maintenance, you should dust behind it) with a decent selection of channels. The hotel claimed to have a newer WiFi system installed for free internet, however the connection was poor, and when i could connect, the password given wasnt valid. In any case, i had decent free internet from the Optimum Cablevision Wifi node that is located on the street out my window. The Hat Tavern, the restaurant located in the basement level (although it is open to the outside...building is on a slope) had great food, great service, and fair for hotel restaurant pricing. The location and the breakfast (included). The desk staff when we checked in were very helpful and pleasant.
The room was small (that's okay). The bed was short (not okay) and the bathroom/shower were tiny. It smelled somewhat. And noisy guests at 1 AM (drunke guests I think - they left a half-empty beer can outside our door).

We had expected a room for two adults. But a room for two adults might be a little cramped with just one not very large bed (a double or queen), if you are not intimate or don't want to be. (Shades of Lincoln and Speed? Ishmael and Queequeg?). Should have anticipated this I guess. Anyway, the lady at the desk was very kind about looking for an open room with two beds. The place seemed full so she had to search. She found us one. But it turned out to be small, the mattresses were very short and the bathroom and shower were tiny. A bit smelly too, maybe because the AC hadn't been running. But again, the people at the desk were very kind, the free breakfast is really good and the staff were very, very nice.
